Ha, well of course I know this. But if you have multiple properties then that helps to mitigate the risk also! 5 properties is a 20% chance they shoot down the right door right!

How is it known that the tenant is violent? I've read the thread and other than not paying on time and living in a bad part of town there doesn't seem to be anything supporting that he's a violent person.

Fair question. His Facebook posts are of him holding guns in a manner that would lead me to believe he owns them for purposes not attributable to hunting or self defense. A few gems from his wall...

Ha, so I'll probably start a new thread on this. But I don't know why I didn't facebook my last tenant I signed in April. I usually do that for business even if anything just to get a visual and idea on personality.

Good luck OP.

And yes, if you are smart enough you can easily figure out a persons primary residence. But even taking a couple simple steps like a PO box will help make a hot head think twice.

So wait. Did you evict him still, or tell him at least he needs to move out by a certain point, or is he now good with you and continuing to stay there because he paid up in cash.

Sounds like they are good. Given ILB's business and profit margin, it is probably in his interest to keep a tenant in good standing in place. Late payment problems are just part of the business

This type of clientele is all over craigslist. I had over 10 people interested.
