It's combined with Bloomington, so it's a decent size, but yes that's accurate. Illinois is largely a shite hole outside of Chicago. A couple decent spots over by the river, but that's it.

About $2000/acre as is currently because of school district it's in. And no one on the main road it's on has city water, but a local municipality has water running to my corner. Have thought about developing the outer borders due to shortage of homes/land in area and keeping core for timber or bidding war if people buy and built homes there.

It's a 105.5 or so now after a dispute over lines with Molpus and a adjacent landowner. Pick up 4.5 acres of managed mature timber from Molpus and 1 acre or so from other. And that was after Molpus had already cut over my lines.

ETA-the 60 acres of hardwood bottoms not included. Ain't selling that.

What would you think the development potential is for that say in next 10 years?

At the moment I’m trying to acquire 100 acres here for a catfish farm but if that’s successful I’d like to find land around that has potential for other uses

It’s that way in MS for farm land but timber land you can still find for 2500 or less

When oil was down, people started having to part ways with their timber. When oil gets back up, you can sell it back to them at a stupid price after buying it for a discount. I have one tract that I've bought and sold to the same dumbass 3 times now. I currently hold it and if he wants it back, he'll pay a premium for the dirt and the timber again. It's "family land" so he always wants first rights.

Yeah. I'm going to replant most of it this winter. I'm going to leave some areas open for food plots and along the roadside for potential home sites. Thinking about 3-5 acres apiece. Land nearby is going for $6k/acre undeveloped. Literally 2 miles down the road. Have been thinking about clearing a larger area for a small farm my daughter and grandson can live on. There's supposed to be quite a bit more land coming for sale nearby. I haven't received any notifications yet, but heard it from several people. Have some other areas I'm keeping an eye on. With Lockheed and Aerojet both expanding by over 1000 employees each, gonna be alot of people needing housing or a place to build.
