Baton Rouge House Prices

I currently own a townhouse by LSU which I plan to rent out when I finally find another house.

My question is this, it seems most of houses in Baton Rouge have an average sqft price of 135-145+. I also have noticed over the last 4-5 months that it has not gone down at all. I have noticed houses sitting on the market for months with out a price reduction in some cases.

So my question to all the Money Board Experts is in the near future do you think this will come down or is Baton Rouge some how immune to the recent nation wide housing correction.

What is the median home price in Baton Rouge? Also, what type of increases did the market see from '03-'07?

where are you looking?

Many homes 109 -118 per sq ft

There is brand new top quality construction all over the place priced less than that.

Many decent neighborhoods are below that even.

if you are in one of the trendy parish's (livingston or ascension) then you are going to overpay. those areas are over built and the prices are about to tumble. its a buyers market but the buyer better do his research.

Looking at Fairhill, Springlake, A few neighborhoods off of bluebonnet, highland ect. I really didn't want to live on the outskirts of town i.e. Oneil, millerville area which has some really nice neighborhoods just a ways out. I am also not looking in Livingston or Pville as the traffic to and from seems to be a nightmare.

Dude, I just bought in springlake, think it was about $130/sq.ft. it just depends where you are looking. Prices in neighborhoods like this won't go down much.

I am looking in Broadmoor closer to Airline.

It's older houses and they need updating, but they are built solid, have tons of space, and great yards.

If you aren't afraid of doing a little work there are some good values to be had. Most are in the 85 - 100 per sq ft of living area.

It's not ghetto. It avoids all the traffic of millerville and oneal area.
