I would have to advise him to move out and find a new place because you breached the contract for failing to fix the A/C.

Lease is a really interesting part of the law. I think there are cool/funny nuances for the lessor and the lessee to take advantage of.

yeah, i was thinking about that the other day. if you ever go on any of those roads where they are doing construction and they have those enormous pipes... what if the pipes start floating away? everything is going to start flooding...
i do remember once during a summer storm a few years back driving home from work near kenilworth and saw a refrigerator floating by... then shortly after a guy in a speedo swimming after it.

And I'd evict you for non-payment of your full lease. Like I said, I'd take a chance a jury or judge would agree with my that you were negligent.
Of course, your pleading ignorance would probably be believable based on your posts.

then I'd sue you for wrongful eviction and collect damages. (not really bc I doubt I'd want to live in your shite hole dwelling anymore anyway)

And if you are just some guy with 1 or 2 properties to manage thats a possible scenario.
But no company managing multiple aprt complexus is going to behave like that

It's been pretty steady on River Road. Another squall is about to rotate through EBR.
