Tips on selling your home

Getting ready to list our house. This is our first time selling a home.
I’m looking for any tips on what to do once the house is listed and people are wanting to come see our home.
Obviously we’ll have to get out of the house and do something while the realtor is showing the home but my questions are:
What do we do with the dogs?
Should we try to not cook much just Incase someone wants to come look one evening?
I realize we’ll have to approve someone’s request to come view the home, but my fear is if we turn them away one evening they’ll find another house.

I know I’m really overthinking the whole process but as you can imagine I’m stressed as all get out.
Anyone with experience and advice is greatly appreciated.
(I know I could ask my realtor all these questions but wanted answers from real people that have gone through this)

We have to sell our home before we can buy our new one. So moving out is out of the question.

Clean house - particularly bathrooms and kitchen
Remove personal items from view
Take valuables
Fix visible damage / repair
Enhance curb appeal, mow lawn etc
Take your dogs with you and remove their food water bowls etc
Don’t hang around the corner like stalkers while waiting

Set aside certain days of week it can be shown might be an option

Try to get rid of as much clutter as possible and deep clean the house. The lees stuff, the bigger it looks. You can hire an inspector and go ahead and fix everything on the list of you are worried about that. Good luck!

I would look at it from the eyes of the buyer, except you should know most of the quirks about your house. When I was looking, I did go to a listing in the afternoon but never in the evening. It just seems like an inconvenient time for most parties. We did a lot of visits either on a lunch break or in a Sunday open house.

I'm not sure where you live, but I would say just be patient in the buying process. Houses aren't selling like they were in January. It might take time, or it can be quick if the price is right.

Might I ask what your reason for selling is?

I'm not sure what type of dog owner you are but I would 100000% do everything to make it look like a dog doesn't live there. Eliminate smells and fix anything cosmetic that dogs have gotten their teeth and paws on.

Unless you're cooking durian I don't think you will have issues regarding that. Your realtor would likely contact you in the evening if someone wanted to visit late in the day. Again, I don't think the demand is there to where someone absolutely needs to see your house or else they move on. You should be fine.

Where do you live and what is the selling price range? Any decent starter home where I live will sell in day or two due not many houses on the market. So you may not have to do much other than list it.

Declutter !

Remove all personal photos and knickknacks.
Clean.
Clean some more.
Scoop up all dogshite every day.
Have all dog beds, bowls, and toys as unobtrusive as possible. (A lot of buyers don’t want to see all that).
Declutter the backyard as much as possible.
Keep the grass cut.

You should be able to cook regularly, as long as it’s not fried fish or something like that.
Be ready to scoop up everything lying around at a moments notice to evacuate for the showing.

It is a starter home in a great school district.
I’d love to make as much as possible on this home to go towards remodeling on our new home but I’m not trying to unrealistic on our price.

We’re in the process of decluttering and making our house market ready. Our realtor hasn’t walked through yet but will this week. I trust her and could ask her all these questions, but like I said I just wanted some feedback from the fine folks on H&G board

Rent a storage unit and seriously declutter, especially closets and storage areas. Keep the yard mowed, you may want to water often to keep the yard looking as good as possible.

If you don't trust your realtor to give firm, honest feedback then everything else is moot.

Ask your realtor.

For open houses, be sure to flush the toilet and not leave any turds floating. Also, may want to remove any pornographic images you have on your walls.

When I was viewing homes last summer, there was one family that decided to put their dogs in a cage in a closed garage.
I would have preferred to have the dog running around the house than in a 120 degree garage in the summertime. The rest of the house was not very well kept up, they seemed like trashy people.

I paid for a home inspection and fixed everything prior to listing the home. During the buyers inspection they found 1 issue. The attic stairs were missing a screw! Pictures are important don’t skimp.

I have 2 stories to validate this.
One, when we sold our house, the realtor took poor photos of our house and we weren't getting many hits. Got him to add a number of improved photos,, boom sold it..

Two, we foster cats and dogs. We'll take as good of pictures we can, but they generally aren't good. Not many applications. We now use a professional pet photographer, now we get tons of applications.

I’ve sold two. My first got 28 showings and 4 offers in the first 72 hours.

Second took3 months and maybe had 10 showings total.


Point is, there is no telling. I would never turn down a viewing though. Do what your realtor suggests in terms of cleaning and keep. You’ll get a good ideas of what it’s gonna take to sell it within the first week of the listing.
