So does an attached garage include part of your sq ft living?

So I just bought this house. I just had the house measured for flooring and it came in at 1925.
It was sold and advertised as Livable Square Feet 2510.
The attached garage is not air conditioned but does share a wall with the residence.
Is this appropriately calculated and am I just missing something?

Living sqft usually excludes an attached garage.

Garage is not part of the square footage of the house. It is sometimes reported as “under roof” amd can also include covered patios, porches, etc.
Are you replacing the flooring in every room, closet, etc? Hallways, bathrooms, they count toward square footage and are sometimes forgotten when people are calculating.

There should be room measurements in your inspection report which can help you figure this out.

Well the listing and appraisal stated 2,510 sqft living. Am I supposed to walk through and measure every room otherwise?

Flooring and living area measurements are not the same.
The walls will not need flooring. This subtracts plenty from the square footage measurement.
Get a tape and measure the outside of your house and subtract the garage (typically ~400 sf.)

Same goes for any cabinets unless you are having the flooring crew remove them to floor underneath the cabinets. It all adds up.

Your living Sqft is measured from the exterior of the house so wouldn’t use that in calculating flooring costs. You need to measure each room independently.

If what you are saying is true and your appraiser mis-measured your house by nearly 600 sf that is a major mistake and is grounds for a lawsuit. That is about a $100,000 error in even a modest market.

The guy I bought my house from tried the same thing when he was about to list it. I assume his realtor set him straight and it knocked off a huge indoor patio and garage.

#1 thing I hate about when examining homes for sale. Some include BS square footages, like counting an unfinished basement in your sq. ft.
I think it should be a requirement to list only heated and cooled living spaces , which are completely finished.
You can add basements, garages, etc in addition to the primary sq footages, if you like.
