I’d do. It states 2510 living. As someone said earlier, the flooring is not the same as the sq footage.

Your flooring guy measured face of sheetrock to face of sheetrock, and his numbers do not include your walls. Whereas the sf of your home does include your walls. This is probably where most of your sf balance will be.

Is it heated?
Is it used as a possible living area (man cave, hangout room)?

Look at the bottom of any MLS listing and you'll see something to the effect of "buyer to verify all measurements".
Walls, cabinets, vanities, tubs, water heater closets, etc can add up. You can verify with a tape measure or ask the person who measured for flooring what they did/didn't include.
This doesn't sound too far off but isn't hard to verify.
