Pet peeves of real estate listings

Please stop listing the total square feet of the house to include the unfinished basement, garage, gazebos, or lord knows what other areas you can try to count.

Other dislikes are counting a room as a bedroom, when it's no more than an extra sectioned off room in a musty basement.

And don't list it as "big lot that's near 10 acre lake" , which will make you initially think the home is on a 10 acre lot.

What other pet peeves do you have in home listings?

Yes, I thought I may have to put a definition of what a basement is to some.
Mainly, my gripe is the square footage.
People count carports, storage rooms as square footage of the house

I recently bought a house and here are a few I ran across...

1. Houses listed as active on Zillow, etc that are under contract.

2. On the header and on the search show up as 4 bdrm, but in reality it’s a 3 bdrm with a “dining room you can convert into a bedroom!”

3. Grossly misleading pictures of the property. I know these tricks are a part of the game, but holy hell.

4. Inaccurate sqft listing

That's not inaccurate if they list it as sqft under beam instead of sqft living. I am going through the process of deciding on whether or not to build a house, people use living and under beam a lot and they don't usually detail which one they are talking about until you ask.

Yeah, in Baton Rouge there are two different measurements realtors are supposed to provide: living SQFT and total SQFT. I'm not a realtor, so I'm not sure if this is correct, but carport, garage, covered porches, etc should be included in the total SQFT number, but not the living SQFT.

Going through the home buying process in North Alabama the last couple of weeks I never ran across the under beam, livable, or total sqft issue. They all listed livable however there were discrepancies based on the source the sqft was derived from. For example a house on the MLS listed as 2500 based on the plans/specs actually measured out 2450 by an appraiser. Same goes for realtor measured it was usually higher than what the appraiser measured.

Exactly. sq ft under roof minus living sq ft can be an important thing to be able to deduce if you like to spend a lot of time outside on the porch and want a large outdoor area.

If only one SF is listed, it should be the smaller heated and cooled areas, not garages etc.
It would be nice if they listed it separately, i.e.
3BR, 2.5 bath, 2500 SF, plus 450 SF garage, 100 SF storage room, 800 SF unfinished basement.

I wish Zillow would list the sales price /ft on sold homes so I don't have to use my calculator to figure comps.

Shitty photos and randomly placed (i.e. kitchen photo, bedroom, back to kitchen, etc...)

The pictures of our house were so bad I didn't want to go look at it but my wife insisted. They were shite lighting and taken from funky angles that made everything look tiny.

Turned out to be wayyyyyyy better

This. Both numbers are informativee. A 1,500 sq ft living house without much for porches, covered parking, etc will have less appeal and value than a 1,500 sq ft living house with porches, garage, storage, etc. the living area weighs much heavier is the valuation of a house, but it certainly can be adjusted bc of the non living area under roof/beam.

Hiding photos after the first few behind a pop-up that requires your email address. One of the reasons I only use Zillow and Redfin, etc.

Also, anything tricky to make the rooms seem larger like angle pics or moving furniture in between shots.

How do you people make it in life when you have these problems that you are incapable of working through?

Go look at the house, drag a tape measure to make sure you aren’t getting screwed on 36 sf of living area. Pick up the damn phone and have a discussion with the listing agent.
