Building a house off of Hoo Shoo Too. What are the pro's and cons?

As the subject line says, what are the pros and cons of building a house off of Hoo Shoo Too? You can find larger, less expensive lots out there (when compared to Baton Rouge lots). Even though technically it is still in Baton Rouge, it seems like it would be safer than most parts of BTR. With that said, a down side for me is it feels like it's "out there", but is it really? What about potential resale value? Would I have a harder time selling a house out there than I would one in Baton Rouge?

Flooding and traffic along Jefferson, Highland, Airline. Things got tense in 2016 - make sure you’re plenty high enough.

We lived off Hoo Shoo Too a few years ago. Traffic wasn’t bad and if needed there’s several ways to go around the log jams.
Not sure on the resale value. I would think it’s a wash

You're going to pay dearly for anything that didn't flood in 2016. And even properties that did.
My experience looking for the same thing you are is that lots/land/houses are priced that way.
The great flood changed the definition of location, location, location.
If you can find something that suits your needs and budget it's not a bad place to live and is not that far off the beaten path.

We love living out there. Lot of good people live out that way and the price just keeps going up. Bought a .87 acre piece of land in 2019 and built on it.

Agreed. We live out that way for a few years now. Best location in town. It's far enough out to feel away from BR, but close enough to do things without being a hassle.

Just sold a house off of Jeff and HooShooToo. We loved it but the price of houses in our old subdivision had plateaud and the traffic along Jefferson got really annoying. I didn’t realize quite how annoying it was until that period where we moved into the new house but had to keep going to the old house to get it finished and ready for sale.

We lived on S. Tiger Bend about a mile off Hoo Soo Too. Loved it except for the flooding. That place is/was thick with deer.
