I drove through there one day. The homes are nicer than rouzan’s. The problem is that it’s in the middle of nowhere. It’s next to nothing except the casino and you’ll probably need flood insurance. There’s still a lot of empty lots that who knows when it will be fully built over.

I think up the river there are trying to build another subdivision. Not sure where they are at since it’s been a while since I’ve been over that way.

Most of you guys are talking out of your arse. None of the houses are sitting in Rouzan. As soon as they are built they are sold. The business model is working. About 150 or so house are about to start going up in the back. The for sale signs are for the front commercial part which is part of the master plan. The location is top notch, but the small lots are not for everyone. The library just got approved and will start construction. There was always a multi tenant building in the plan in the front part like Perkins Rowe.

No maintenance yards, top of the line pool house and facilities, new outdoor cooking and fire place amenity about to open. Fantastic location.

Older people with money that don’t want a yard. My parents were looking in Rouzan but it was a built out of their comfort range. The settled in The Preserve of Harveston. Much bigger neighborhood, better location for things such as doctor visits, and best for them, really no yard to speak of. Dad cuts the grass in 15 minutes.

Would I want to live there? Maybe. There are a lot of middle aged couples w kids in the neighborhood and lots of ponds and walking trails to make up for lack of a yard. Very different than where I grew up, but I can’t really knock it too much. The transition seems very high though, ALWAYS lots of homes for sale.

For $700,000 you could get so much more than that bullshite they're offering in Rouzan.

Agreed. It took awhile to get off the ground, but admittedly, Rouzan has turned into a nice little neighborhood. Small yards aren't for me, personally, but I do love some urban planning and a strong HOA. God forbid BR actually has anything that looks nice. Unless you absolutely need property, Rouzan seems like a great place to live for almost anyone. Community pool/clubhouse, walk to Sprouts, good location, etc.

I live in a custom built zero lot line house in Lafayette that's zoned for decent public schools for less than half of that.

no. Every time I want to go see a house I’m interested in, it under contract/pending the next day. Like as soon as it is up for sale it is gone, especially in areas like Shenandoah. It’s crazy how there are like 2 houses for sale in that area.

No, no, and no. Location as far away possible from that but still close to the hospitals, which is increasingly harder and harder to find.

And thus the problem. Nobody wants to build or live in a nice house/neighborhood that borders on Section 8 crap. I did that for several years and the residents of the Section 8 development (apartments) would break holes in the wood fences around the complex because they apparently needed to walk around the nicer neighborhood to get proper exercise. What I learned was that apparently the advanced form of that exercise routine also included breaking into vehicles and eventually homes.

Established people who don’t want to be a slave to their yards buy these homes. No lack of demand. Usually professionals and retirees. Rouzan has parking issues.

This is the SAME issue I have with LP development. Throwing up shitty arse subdivisions everywhere with no regard to drainage & future issues.
