Price per sq ft question

We are going to start building our new house this upcoming spring. Shooting to keep it around 2300 sqft. The property is in the Watson area. I would love to keep it around $125 a sq ft. What kind of house can I build for that? I don’t need top end things, but I want it to still be a nice house. Just trying to get an idea. TIA

I hope for your sake, and anyone considering building, that the price of lumber comes down by then.

Don't forget that you also have to pay for non living space to be constructed as well. Garage, porch/patio, etc.

you wont have a very nice home (fixtures, flooring, countertops) unless you physically plan to do most the work yourself, you damn sure wont build with a builder for that price. i finished my house with a builder last november in walker for 132 a ft that excludes the dirt work i paid for before the builder started. some buddies by me who are about to build have been quoted 150 or better a ft with a builder.

The property is already paid for so this is strictly building cost. Does that change the cost?

I built 5 years ago and it was about $160/sq ft. That's just build cost without land, architect or landscaping. But that's for a higher end house. Without much customization or high end finishes, you might be able to get around $125.

I'll tell you that houses in my area, south of shreveport are selling for $160-165 sq ft, so if you are contracting out yourself, you may could pull off 125 per depending on Lot costs
FYI, it was $145 last year at this time

You’re not getting much for $125/sqft living. $140-$150 for your average to nice finishes, all contracted out.

All depends if you plan to self contract the build. The general contractor typically charges ~17% of total build cost. So if you build a $285,000 house with a “builder/general contractor” you will pay roughly $335,000. Which is what a lot of these baws are giving you examples of.
Self contracting a build is a big toll and you need a certain % of cash on hand to be approved by the banks to offer a self contracted construction loan. Just wanted to help clarify

I built last year. Owner / Builder did all painting myself. subbed everything else out. 2350 sft 4000 sft total with large cypress porches, metal roof and including 20 kw generator. $134 sqft

I moved into my house in November last year and my build cost was $102/ft based on the living area of 3200 Sqft. I contracted the house out myself and have some very nice finishes, cypress post and beams, brick fireplace, triple crown molding, Delta faucets, tongue and groove ceiling in the dining room and foyer. So it certainly can be done. I know material cost is up right now, but you should still be at your price target.

My brother in law who is a carpenter told me expect $125/sqft. living. I am self contracting though. Land and dirt work is already done. This is south of Baton Rouge area. Huge advantage for me though is brother in law will mostly be there watching making sure things are done like should be done. No need for me to do a turn key.
