I know this thread pops up every now and then but I wanted to know what the current rates people are seeing on the 15, 20 and 30 year.
Last I heard it was 2.75 on the 15 but that was two weeks ago.

I got 3.374% on a 30 year a few weeks back
Could have gotten 3.25%, but the other one had some credits towards closing costs.

Have you run the IRRs on staying with current vs refinancing?

3,25% on 30 yr fixed later this afternoon. Mortgage rates can change numerous times a day.

Closing on a 15 year 2.625% Friday. Damn thing has been processing for well over a month.

Same here for me. I think I’ll close next week, I guess the volume they’ve been thru since early mid March has been a huge slowdown. Glad to get it over with.

Rates are still pretty high at 3.4-3.2 with no points on the 30. And only like a % drop on the 15 yr.
Rates rose 3 of the 5 days last week.
They expect rates to come down in 1-2 weeks. Just get all the paperwork and requirements in so your lender can just press a button and lock you in.

GMFS in BR offered me 2.75 on Friday on a 15 year fixed. I have an 830 credit score, so I am always offered the best rates possible from lenders.
Still haven't locked in waiting for it to drop below that mark. No drop in past 3 days.

I have an 800 score and they still quote me 3.75% on a 30 year. I don't get it. Is my lender dicking around or will it fall soon?

Tracking with interest as I need to ditch a 4.75% loan (it was classified as a vacation home at original financing). Hoping they will take another dip when everyone gets caught up from the last wave

Refinanced to 15 yr @ 2.5% two weeks ago, but my rate was locked near the beginning of March and it took up until the final day before the rate expired to get it closed. Credit Score around 775. Standard Mortgage in BR.

what rate increase are you guys seeing for cash-out versus a straight refi? Assuming the cash out and owed is still well below 50% of the appraised value of the home and property.
