Most if not all are on the decline from ever increasing hog populations and habitat mismanagement. The most evident being Sherburne, Yancey.

This is what I am looking to avoid. I've heard good things about several of the northern areas: Loggy Bayou and Cocodrie specifically

Well that's an easy fix--don't cross pipelines...lol!
Yeah, it's bad during gun. I stay out of it on weekends and just hunt during the week.

Do you know who the Governor is? That is an interesting option though? How would they receive revenue? From license sales or require a entry fee?

Loggy only gets hammered during its 3 day rifle season
early season bowhunting at Loggy doesn't get much pressure at all, especially if you have access to a boat, you can really find some remote/unpressured areas

Big Lake WMA, Buckhorn WMA, and Tensas NWR. Do some early scouting, then bowhunt as soon as you can before the firearms seasons begin. Invest in some quality snake boots. Do not hunt without them. Rattlesnakes, cottonmouths, and copperheads are there, and with the palmetto you can't see your feet. Get a comfy sitting climber, safety harness, treestand safety line, and a game cart. In areas with thick palmetto get 25-30 ft up in a tree.

From onX and google earth, it doesn't look like there is that much water. I guess that is misleading?

Why, there is clauses that can be put in so that it is never sold or developed. If the company wants to get rid of it then it goes back to the state.

Because it’s best kept as is for everybody to use. Because not everybody’s opinion about land and the outdoors isn’t something they watched on buck masters. Nor is it some pie in the sky million dollar hunting property.
I personally hunt a lot of public land and haven’t come across many that I would consider terrible.

I dont think it would work out financially but it if did it could be setup in a way that would be beneficial.
Go hunt public land out of state and you will see a dramatic difference in how other states maintain and manage their lands.

I know, I haven't. I've seen deer back there before, just haven't the right shot to put an arrow in one yet.
I plan on spending a good bit of time back there the next few weeks. Took off work the whole week for Christmas and plan to be in BB most of those days.
