The Air Force base is the exact opposite placement from the Air Force academy, so AFA is the NW corner of the map and AFB the SE. Except for the Cheyenne mountain school district mentioned earlier, you want your kids in district 20, which is all the area around the AFA. Due to traffic, these might as well be separate cities. There is no straight line between them, so for your commute, I would look Woodman and Powers north, wherever you can find the best D20 school. There are great variations between schools within the district so do your homework.

Good town. I visit family once a year. Great for outdoor activities and they have some great parks.
The gripe I’ve heard recently is that crime has increased a good bit since weed became legal and brought a new element to town. My family never once had an issue with crime before it was legal. Since then, their car has been broken into twice (2 different locations) and mail also stolen a few times.
(I lean towards making it legal, so I wasn’t happy to hear the above. Maybe they are unrelated but they are convinced it’s related and have said the town is constantly changing since then)
Edit: I’d be curious to hear from other locals if they had the same experience since then or if they are exaggerating the effect.

We have lived here for 5 years now. The best school districts are D12, D20, & D38.
D12 - Cheyenne Mountain area, probably the best, but VERY expensive housing. Lots of wealthy people in this area
D38 - Just north of the Springs in Monument/Palmer Lake. Would be a bit of a far drive to Shriever
D20 - this is the district we’re in & couldn’t be happier. It’s located on the north side of the city, but it might be a bit of a commute
Stay away from D2 & D11. I also wouldn’t move to Fountain or Security-Widefield.
D49 isn’t bad & there are a lot of military families that work out of Shriever & Peterson that live there. Lots of new construction constantly going up. I would stay to the northern side of the district or go out to Falcon. You get the most bang for your buck in Falcon, but it’s pretty windy out that way.
Also, we have school choice here. The choice window has already closed for next year, so if you move into the neighborhood of a highly sought after elementary school during the summer you may not be able to get in that year.

I also live here and can vouch for that.
Check out Banning Lewis Ranch. It's a nice neighborhood with a lot to offer. Good schools and nice amenities.

CS is fun. Garden od the Gods and Manatout Incline are fun hiking areas. The minor league team Colorado Vibes are fun to go to.

I've visited there quite a bit. Very nice, it does snow but it usually melts right off. Lovely scenery, I'd move there in a heartbeat if I could.

I doubt it's related but who knows. Weed's not so expensive that you've got to resort to burglary to support your habit. More likely meth. Now maybe the legal weed is bringing more meth users into the area but I'm guessing that if you're doing hard drugs you're probably not pulling up stakes and moving just because some place has legal weed.

How much do you have to spend? I had sticker shock when we moved there. Seven years ago I was able to get on Cheyene Mountain for just over $400K. It is way more now.
Also, it is all about the schools and your commute to work. Cheyene Mountain Elementary is probably the best in the city (District 12). Cheyenne Mountain HS is right out of a John Hughes movie. It is the only school distric in the city without busses. I was told it is for two reasons, 1) so they can put that money towards arts and sports (which they do) and 2) to keep the rifraf out of the district.
Commute wise to Shriever, from D12 you are going against traffic. Powers BLVD is crazy with traffic around Peterson.

Hard for a good neighborhood. Most of the rentals are crap or very very expensive if you want nice. Fountain has a lot of rentals, but you do not want to live there unless you are not making in the high $90s or 6 figure range.
I am renting my home to a Marine COL. I priced it high to keep the trash out. There are very few nice rentals.
Falcon is a nice area, but I do not know about the schools.
I worked with a lot of people who lived in district 20. Good schools, but the commute may be unmanageble as the traffic from that area travels south. I had to go up there periodically during rush hour and absolutely hated it.
Also, I have two very good friends who are teachers in the D12 school district. They are good to their teachers. Lots of snow days.

Don’t think they’ve ever played a game yet. They had the Sky Sox in triple A, but they relocated to San Antonio. Vibes are short season A starting up next month.

I grew up in Colorado Springs and loved it very much. From what I understand it has changed a lot in the last 15 years or so. Stay in the northern parts of the city.

Everything I know about Colorado Springs I learned from joe kenda. So basically there’s a lot of black men killing white women. That was basically 90% of the episodes
