bullshite. You can get a studio in Lenox Village for a little over 1k/mo. Bellevue is 15 minutes from heart of Nashville and you can get a studio cheaper than that. Using the 30% rule, if you aren’t making 36k/yr working in Nashville, you need to reconsider your life.


There is a reason Murfreesboro is the fastest growing large city in Tennessee for 3 or 4 years in a row.

It's not because people love the strip malls and bland suburban life style.

I know 3 couples that just moved this year to Murfreesboro or Clarksville and commute everyday. They couldn't afford to live here and pay for child care. Child care is like 10k to 15k per year. Most people under 35 here also have student loan debt.

For those that didn't go to college.

36k is like 18/per hour. Most of the factory jobs like Amazon, UPS, FedEx etc start around 15/hr which is only like 31k. Madison is really the only reasonably affordable place to live for those people and Madison is hood now.

Blacks, at best, make up 14% of the US population. Once you factor in those with lower middle or higher salaries, then its impossible for the rate to be that high with only blacks. You can make an argument they're disproportionately represented, but nowhere near the total value of welfare recipients.

The truth is that regardless of race, many lower income families depend on some form of welfare. And many states rely on federal welfare because they pay less in taxes than what they get back.

They did not "give" anyone, anything. Letting people keep more of their own money is not "giving" them something. Such orwellian language makes it seem like the government owns the money before you do.

i live a little west of nashville.. closer than bellevue.. and my morning commute is 25 minutes with average traffic. Lenox village studios apartments run about $1,050-1200.. it's about a 30 minute commute as well.

shite is crazy. i think it has peaked though.. permits for development have slowed slightly.

I don't think it has anything to do with disability. I think the economy is relative to where you are in life and what you make.

There is a huge amount of people that are low skilled worker that make minimum wage to $10/hr. They possess few skills necessary for the work force. Changes in the economy has not really done much for them. Yes they got the payroll tax bump, but if you are getting an extra 2% of $200 a week it isn't much.

Life hasn't changed for them and they know it.

I can testify as someone who has benefited from the job market.

I see new hires come in practically every month. And I'm getting more feedback on my online job profile.

But these are mostly for Degreed jobs in the tech sector. I'm sure other industries are the same.

The average retail guy isnt getting the better end of deal.

I'm 80 - never been polled.

About 30 years ago, I think I had an opportunity to be in on Neislon ratings - not sure about the specifics because I refused whatever it was immediately.

That was my only shot at influencing the nations opinion rating.

However for the past 3 years I have started not answering cell phone calls from numbers I don't recognize. And I no longer have a land line.
