So you think the owner just eats the cost? He pays the taxes on the value of the complex and splits it among the unit's rent. He eats 0% of it.

No I've already said it's built in to the rent.

Sort of. It's not near that simple. It's not as easy as saying ok I paid 100k in property tax and there's 100 units so they all pay $1000/year to cover my tax.

Not necessarily true. There's a market rate for rent. If the value of a building goes up in a year you can't just automatically raise rent to cover the increase in tax.

I do this kind of stuff every day, and I could explain to you exactly how it works but it'd take me a couple thousand words.

Theoretically yes but most people have a minimum standard of living in their own heads. For you that might be a 350k house.

I didn't really intend to get in a LA/TX debate. Texas is a nicer place to live in almost every objective measure. Simply wanted to point out that the tax rates are mostly identical.

But the type of tax and what's taxable aren't so it's comparing apples and oranges. If we both pay 5% tax, but 5x as many things are subject to tax for you than they are me, is that really equitable?

So the tax foundation's 7.6% rate for LA and TX and the article in the Business Report are inaccurate and we pay much higher taxes than we think?

If we are talking rates, yes. More goods and services are subject to tax in LA than most other states therefor you pay more tax than a person in a state with a similar rate because you are subjected to that tax more than the other person. Lousinana has one of the most screwed up and complex tax codes of any state in the union. Ask ant state and local tax professional.

I'll admit that I'm not an accountant but I'm fairly sound with finances. What do LA residents pay taxes on that other states do not that would have a measurable impact on one's income or finances?

Way more food products and goods that other states classify as "necessities" are subject to Las high sales tax. Also, Louisiana enumerates WAY more services than most states.

Federal consent decrees are unfortunately very common with stormsater abd sewer systems. Hattiesburg and Pittsburgh are two examples where the mandated federal spending is particularly egregious.

Food is taxed at a different rate. Like 4% or something like that. And that's calculated as a part of the 7.6%

Agreed. I lived in NYC in 2001-2002. They didn't tax clothes or food but overall taxes were far more.

1/2 of Houston is from Louisiana or so it seems.

Do people realize Electric is much cheaper in TX, gas, and basically everything you buy in the store. Home construction, home improvement projects, etc...a $200K home in Houston is nicer than 200K home in BTR no doubt. Then you factor in higher wages in Houston for same job.

Don't understand the negativity towards property taxes in TX. There is no state income tax and it's a wash. But where does the property tax goes? To schools..I know many think LA schools are top notch and best around but man some of the TX schools are amazing.

There wasn't much difference in my utilities when I moved back but we have LUS which is pretty much a non profit provider.


How far out do you have to live for a 200k house? That's not getting you much inside the loop

If I'd have never moved out to suburbs I really liked it there. I'd even consider moving back to a place like west u or the heights but never Katy

ETA: my sewer bill varies by month due to water usage but $50 sounds about right

Honest question: What's a normal fee? What do the pay in Austin, Houston, Dallas, Atlanta, etc?

Yeah electric, gas and all of that isn't much different. You can build a nice, cheaply made home in TX for 200k that's 45 minutes to an hour away from where you work, which is pretty much the case everywhere else too.

TX has a far better job market and is a better run state in general. I mean if you move from uptown Nola to the Houston burbs your costs will absolutely be less. If you move from Zachary to the Woodlands probably not so much.

Those are all way larger than BR/EBR.

I'd like to know how we compare with Little Rock, Knoxville, Louisville, Tulsa, etc. and respective counties.

I pay 52 for just sewage water not included because the owners had a meeting with the state at a resort in Toledo bend where they fished and had a ball with the state public service commission who rubber stamped the fee increase from 30 dollars to 52 dollars with the rates going up to 60 plus next year.

Why? They mismanaged their money and the EPA fined them for not taking care of their equipment. So the state OKd that they pass on the fee for their incompetence to their paying customers.
