Call some company like Louisiana Land bank that's specific to buying/transferring property. Or call a lawyer that specializes in property or estate planning. Or call a title company and ask.

I would get educated before talking to the homeowners. Sounds like they're just saying no which is fine and normal, your problems aren't their problems until they're proven to be so.

There was a man in North Texas who was landlocked and had no legal right to an easement (which happens on occasion in Texas). He had money so he started using a helicopter to go to the property. About two weeks later, he had his easement.

Aren't they required to give you an easement to access your property if it is landlocked?

How large are the adjacent properties? Are they relatively small? Maybe both neighbors already feel like the nearest house is close enough and don't want another plunked down in between them.

It sounds like the edge of the "family property" in question is only 70' from the road the neighbors use for access. What's on the opposite side? Is your potential home site just a small parcel at the rear of a larger property?

Tell them if you had a driveway you are going to build a nice home and live in it. Otherwise you are going to stick a meth trailer on it and rent out dirt cheap and force a right away.

I am not sure how it works but there is a right of way law in Louisiana. One or both of the neighbors have allow you access. Again I am not sure of the details but there is a law on this.

Nope.

I currently have a relative landlocked. 8 acres or so. And I will not be giving a single servitude to anyone.

When they sell, I'll be buying.

Unlike you, they are a little trashy and I don't want them there.

By selling you this, they risk having trashy and loud neighbors.

You may or may not be... and whoever you sell to, may or may not be, etc.

If you want it bad enough, you'll offer more. Maybe enough, maybe not...

Good luck with your free land.

Yeah cause that's a totally reasonable response to someone not wanting to sell off part of THEIR land that THEY bought. Pfft.
