very good corner in relation to what? demographics? City? Area? Surrounding businesses?

Call three local commercial real estate brokers, and ask each of them to provide you a Broker Opinion of Value. If any of them ask for a fee, they aren't your guy. This will allow you to get an estimate of market value without having to pay for an appraisal, and will put your property on the broker's radar for potential buyers or tenants.

If you're looking to open your own business at the property, that's another conversation, and would require more details.

Give some people in north Baton Rouge some money to start a business in there. Murder rates will decrease.
