Talk to me about Riverbend Subdivision (Baton Rouge)

Tell me about how shitty or great this subdivision is.
How is traffic? I would imagine traffic is a bitch getting in/out during mornings leaving for work and evenings returning from work. And how about that light at Brightside/Nicholson: how much of a pain in the arse is it nowadays?
What about the houses? Anything to look for specifically if you're lookig at houses in that area? Drainage problems? Anything else?

That light is a nightmare. Take River Road if you work downtown.
People seem to like the neighborhood but it's not close to anything, other than LSU and the casino.

I wouldn't live anywhere near that intersection.
Kind of what I'm thinking. I work in Ascension Parish, so the easiest way to work would put me hitting that intersection everday around 7:15AM and 5:00PM.
My wife works downtown, so she'd be in a similar situation, but would have the option of River Road, I guess.

In the 80s it was one of the "rich" subdivisions.

Some of the yards and slabs floated last time the river got high.
Ask the homeowner if they had a river, seepage problem.
My bro lives in there and his neighbors was bad............

Yep. This was another thing that crossed my mind. I've just about crossed this subdivision off of my list.

You will never have to water your yard for sure!
Actually it is a good subdivision but unless you work downtown or LSU it is WAY out there. To get to it can be a real pain in the arse and that is in no traffic!!

I moved there a year ago and I love it. My kids go to the Lab School and my wife works downtown so it's extremely convenient for us. The kids also have lots of friends in the neighborhood. I work across town and it takes a little while to get to and from but it's not impossible. The intersection at Lee/Nicholson does suck extremely bad though.

I looked at some houses there a few years back and liked them... I just didn't like living that close to the most powerful river in the world.
I mean... that's REALLY close, and levees break.

I did this for 2 years while I lived in Riverbend Landing. Honestly, the fastest way to get to AP (I work off of hwy 30) is to cross that light in the morning and make a right on burbank to highland so you don't have to deal with the plant traffic. on the way home, go the same way or go up River Road by the casino. I promise its faster than dealing with that intersection.

No way. I'd never take Highland to I-10 if that's what you're suggesting. I take Hwy 30 everyday and have for the past year and a half.
I live RIGHT off of Highland and have tried taking that route before a few times. I'm then forced to deal with either shitty traffic on Hwy 73, or Hwy 30 off of I-10.

FWIW, Brightside/Nicholson intersection is in design. Nicholson from Gourrier to Brightside is in is in Stage 0 design as well
