LSU faculty that want newer-ish homes tend to move there.
It's a nice neighborhood but it's not convenient to anything but LSU and downtown. I have relatives that live way in the back on Laurel Plantation and they love it.
They haven't had an issue with flooding but the road does get torn up when the river is high. Water kind of sept through the cracks in the street up and down that whole subdivision back in May 2011.

Yea. Between the flooding/River issues, the accessibility, and the traffic situations, I think this subdivision is off of our list. On to the next one.

I live in the very back of Riverbend. No flooding issues whatsoever, ever. There is one house (the first one ever built) that was not built up high enough so water does apparently infiltrate the slab there. That could happen anywhere, though.
Love living in Riverbend. Beautiful neighborhood, great neighbors, great for kids, easy access to downtown and LSU. Not convenient though if you need to go to Lowes or Target or Town Center. (They were supposed to put a Target and Lowes near Mike Andersons at one time, but the economy wrecked those plans. Maybe one day.)
By the way, if the Levee ever breaks, Riverbend will not be the only place decimated. Everything west of highland will be gone, including LSU in about 3 minutes.

I didn't really think it was any worse than what you might see in LaPlace or Harahan. I do understand the concern about being so close to the levee.
I don't know what is taking them so long to fix the Nicholson/Brightside/Lee intersection. There is a design ready and local funding has been allocated, but they are dragging their feet for some reason. That whole section of Nicholson between Brightside and LSU is supposed to get widened as well.

The traffic is reason for concern. That will hopefully be fixed soon, at least at Nicholson/Brightside.
The levee? Does anyone honestly think the state would allow the levee to break and ruin one of its most prized possession that is LSU? They are constantly evaluating that thing to make sure the safety factors are high along the levee in EBR.
No flood insurance required, although we have it because it is like $250 or something a year and I would have it even if I lived in Arizona for that.

It's a true "neighborhood", not just a subdivision. Kids everywhere, Halloween is a big event, Christmas carrolers (sp?) at Christmas time. Lots of people riding bikes and golf carts and having drinks/ get togethers in front yards.
Brightside / Nicholson intersection is the only thing I don't like. I now just take riveroad to gourier when traffic is bad.
I know of only two houses that had issues when river was at record levels. They installed some type of drain around perimeter of slab to resolve.
Riding bikes to Riverbend park and then to Farr park and levee trials to downtown is very nice to have.

All of these are the reasons I find myself liking the idea of living there.
I guess I need to make some trips to/from the area during commuting times and continue doing research on potential issues with flooding, drainage, insurance, etc.

I lived there 3 years ago pre-divorce. Awesome neighborhood. Ex still lives there. Very safe. Very quiet. No through traffic. Everyone maintains their property.
I lived in the back in 2011 when the river was scary high. I had no issues with spongy ground but I know that a few did. But, that being said, that's probably the worst it'll ever get. And, they did major levee work at Farr Park to deal with sand boils and subsequent seepage. Also, I didn't require flood insurance.

Riverbend always seemed nice to me, especially Laurel Lakes in the very back.
If you've already crossed that off I'd suggest Springlake off of Bluebonnet.

Didn't a lot of people have foundation issues when it got real dry after 2011 high water from the ground cracking?

Check out University Acres. Off of Highland south of Lee. Nice mix of old/new, large/small.

Seriously.. this definitely should not be a concern. If there was ever a question that the levee might fail in BR, the Army Corps of Engineers would go up river a few miles and blow up the west side and flood WBR Parish with almost no hesitation.
