I don't see how this thing is going to work. Just seems like too much ghetto around it to do what they did in Laffy with River Ranch. How are you going to ask River Ranch pricing with low income houses and trailer parks going up all around your "community"?

In your opinion is it far enough away from the less desirable areas to be successful?

i'm very curious what will happen

that's very close to the terrace/car shop area, which is teh worst in LC right now

let's say it works and "gentrifies" the area, i have no idea where those people will move

if it doesn't work, i have no clue what will happen out there. that's a risky investment for the developers

Is there a fence or divider to be built?

If so, I don't see how it is a problem. Make is a fancy place to be and people will want to keep up with the Joneses.

I can't imagine why anyone in their right mind would want to live in that area, but that's just me. I see it bombing.

It's gonna work. you guys are forgetting the amount of people who have to move into Lake Charles in the next 5-10 years. The population might double. So there will be a fair share of them with high paying jobs that need a nice River Ranch style place.

And on thing is for sure, you have homes with families and money, the business will follow.

As long as rednecks are in the mobile homes beside the development it should be ok. Rednecks will keep the crack aficionados at bay.

Whoever was talking about oak park was correct. Gorgeous lots and setup (alleyways instead of big garages in front), but the big houses there go for dirt cheap.

What do you think about the Lawtons' development off of sallier? Kind of a mini-mixed use development.

No way in hell is that going to be successful. Why would they do it there and not on some old pasture land south of Tank Farm Rd?

I have a pretty positive feeling about Morganfield. I worked on it several years back and the guys who have been trying to get it going have pretty good heads on their shoulders. The McNeese extension helps open Morganfield up to Lake Charles. If they can get some decent national chains to buy in soon, I think they have a good chance of success. This first phase is only 28 acres. They have about 2000 acres out there to play with. If you look at future build-out, that's about single 10,000 lot residential units, but some would be multi-family and others commercial, so that number isn't exact and would obviously reflect current market demand.

River Ranch was developed in an area that was solidly middle class. Wasn't the fanciest part of town but it wasn't the ghetto by any stretch.
