Don't vilify every HOA. Keeps the yards looking decent, and pays for upkeep of the neighborhood pool. Without a pool, I wouldn't pay much (currently 50 bucks a month with pool, neighborhood park, cutting grass on common areas)

I am ok with this to a degree. You are paying for a service. The author of this thread said he was receiving no such services or perks.

Exactly. If we had a pool and a park I would gladly pay $50 a month. That's what I was paying by the way. Now it's more and we don't have shite except 3 lakes. And they are small and I don't even live on one.

Management company is community management, llc

HOAs can be imposed on you even in somewhat rural areas.

Your telling me that I can have a HOA forced on me on a rural property I have been living on for 25 years? Sorry I am not buying that. Also there is no chance I would every be incorporated where I am located on a dead end road a mile off the hwy.

No. If a development was built on land surrounding your property you would be grandfathered from their by laws.

The way it was explained to me, yes and no.

You would be grandfathered in on existing things, but they could force your hand on any new structures or improvements. Say reroofing your home and wanting to go metal.

I don't pretend to know the exact wording or how this holds in each jurisdiction. Having 40 acres would probably prove hard to make you fall under a HOA. There are plenty of places that sold family land then found themselves lumped into an HOA in AP.

Only about 7 homes out of 100 went to the yearly meetings. So I basically got begged to be the treasurer. I get nothing out of it. We DO NOT PROVIDE A SERVICE to our homeowners. We manage then groundskeeping contract, deal with homes not following rules and shite like that. So frick all the people think they pay a fee and we just need to run over to their house if there is a problem. We are not the cops, the spca, or the fire department. We don't get paid, we don't get any perks and people actually think their miniscule yearly fee entitles them the right to bitch at us about crap when their lazy arse doesn't do shite.

We collect dues, pay for the groundskeeping, fence, common areas and make sure people don't do stupid shite to their property. Yes, we file about 3 liens per year.

Because it keeps the trash out of the neighborhood.

Last thing I want is my neighbor to have goats living in his Mustang that's on cinder blocks in his front yard.

My subdivision has an HOA. We have no amenities. We specifically asked when we bought the house if there was an HOA and were told no, nor were we ever given a copy of any bylaws.

Fast forward 3 years. The developer decides to hold a meeting about a HOA. Apparently, the houses build by the developer were told about an HOA, all of the other builders in the subdivision were not. Basically, the developer was having a hard time selling out the lots and didn't want to front the bill for cutting grass any more. Also, the covenant for the HOA were recorded after the purchase of my house. My neighbors were very unhappy about this and were adamantly against it, save one or two people.

So today, we have a HOA, but only about half of the subdivision pays into it. Once again, I have no idea what they do with the dues, we have zero amenities. I wont pay into it on principal. Non-amenity HOAs are nothing but an excuse for neighbors to tattle on their other neighbors.
