what are your thoughts on Lakeview?

Is this a good area for a couple in their mid 30s with no kids? where would you be looking? or where else? bywater, uptown, etc.?

It's fairly easy to find a nice place in lake view right now

Finding what you want there won't be easy. They sell fast.

It's boring.
For mid 30s couple, try Uptown, the warehouse district, or Broadmoor. Much of mid-city and the Bywater might be a little too much to deal with for people in their mid 30s.

great area to raise kids or just to live. Downside is high taxes with little return on what you pay.
Streets are horrible, in most spots and constantly torn up and made worse by the S&WB.
Houses there are very nice, but Lakshore and Lake Vista is more desirable as far as lot value.
There are restaurants and bars in the area and it's close to mid-city and metaire and borders city park.
Getting downtown or Uptown is pretty easy. Lowest crime area in the city.
Most crimes are against property and they have little to no violent crime spikes.
Depends what you are looking for, a case can be made for multiple areas.

Like many areas of New Orleans, that area is in very high demand.
It is a great location, but some people are turned off by how bad the streets are compared to the expensive arse prices.

There's probably 15 or 20 houses in lake view listed right now that are what I would consider nice (and affordable -under 900k)

Lakeview is popular, but overpriced due to it being trendy with yuppies and wannabe yuppies. If you like the area, better value in my mind is to buy in Lake Vista or Lakeshore (East) or even Lake Terrace.
If you buy in lakeview, I would buy in between robert e lee, harrison, argonne and canal.

I like Lakeview, but as someone who has traveled alot, I can comfortably say I think it is the most overpriced neighborhood I have ever seen

yeah.. max budget would be ~400k but would prefer low to mid 300s. is it even possible to find a decent 3br/2ba in uptown for that kind of money?

Well he said they are in their mid 30s and no kids. Affording a 900k house is not that crazy.
Plus I wanted to exclude the mansions in the garden district in my example.
