Fore ... Yep we are greedy landlords who only bought the rental to profit. I'd like to think we are nice for allowing the current tenant to finish school before we jack up the rent but the truth is ...like all profit seekers who appear to be benevolent

Question for someone who may know more: How have flood zones changed where people live? I know my mother's house has been in our family for a few generations and it has become difficult to afford living there.

We live in zone B and have flood insurance. The rates for zone A would have been almost 10X higher. That's why we don't live in zone A
(though this dipshit homeowner and realtor tried to sell us a zone A house on Barracks claiming it was zone B. They even had the insurance company in on it.)
If you own your home outright or have a mortgage from a private party you don't have to buy flood ins though - and I imagine a lot in Zone A don't because its so expensive. You almost may as well rent when you add in property taxes!

While not "gentrification," the Isle of Palms has seen significant redevelopment with monstrous rental homes replacing the beach homes of previous local residents. Some residents were complaining about the property tax increases. I'd love it if the local government there found a way to work with property owners to help them stay. Could be something already in place, but the island is losing its relaxed feel to these ginormous homes.
And the local sales tax is nuts.

Cobb County, GA does a version of this where if you're over the age of 62, you are exempt from paying the portion of property taxes that goes to the school district (which drops your bill by two-thirds).
