Getting ready to build a home need help?

Been living in a 1499 sq ft home, for 13 years, owe 52g on it, comps are 160k in our hood. Place will be built on our 1200 acres, that was left to me not a ot baller, in yazoo county ms. Looking at house plans around 3500, I know i want a big mud room with the washer an dryer an places for our hunting stuff. What else's would you add to yours?

outside set up with a fire place/pit and a nice big grill, tv's out there too

Open floor plan. Storage on side of garage. No upstairs. No formal dining. You got kids? You going to need more room in the future? If so make sure you have a floor plan that you can add too easily.

Here is my input......
Build a huge utility room at least 12 x 16. Locate your electrical panel box, extra freezer, washer, dryer, ironing board and folding table, utility sink, brooms, mops, water heater. My GM has this and its awesome.

Just a few things......
Tankless hot water heater.
Under cabinet lights under wall cabinets in kitchen.
In your master bedroom, drop your crown molding down approx 8 or 10" down from the ceiling and run a rope light in behind it. This gives the room a great atmosphere for sexy fun time.
Make sure your tile setter uses the appropriate water proofing in any tile showers. Schluter makes a fool proof system that comes with a shower pan, drain, and everything else to do it right.

A couple of the things I am grateful for: The commercial grade stove vent. I do not enjoy the other rooms in my house smelling like food and my house is pretty open plan. A very large fireplace that vents well. Most importantly separate closets. I don't even know what my hubby's closet looks like. Last time I went in his closet there were shotguns, jackets, and clothes all over the place and it didn't even piss me off If we shared closets I would be livid.

The best advice I can give is to find an experienced builder you can trust. A custom home should be just that. Put the things in it that make you happy.
Some of the stuff already mentioned is great if properly executed. If installed incorrectly, they can be troublesome.
I'm building, and I'm going to pass on the spray foam, tankless water heaters, and steam generators.
I have done my research, and I made these decisions based on how my family would use them. They are cost prohibitive to us.

My uncle in Leflor county said he ever had to build again he would just tell them to back up a new trailer. He built a house, two years later it burnned down, was in the process of building another and a tornado got, he finally go the third one up and lived in it. I know CSB
I would have a tankless water heater, multi split ac and heating, oh and a pond since you are on 1200 acres in the delta.

Make sure you do your homework on the foundation plans, the clay up there is a bitch from all the swelling and subsiding.
