What is going on? We've gotten a ton of requests in the last week and everyone is trying to close NOW.

It's not just permanent financing. Getting a lot of construction loan requests too.

It does seem like a lot of new residential going on now. At least in my city.

My bet is that its the current rates.. People just dont see it staying this low much longer.. I know I got my rate locked in yesterday.

My ARM will go to 3.25 on 11/1/09. It was originated in 10/1996 and of the 13 years I have had it, 8 of the years have been at 5.00 or less.

I hear ya, I currently have 8 years left on a 15 year fixed at 4.625%. The dude above still got a great deal on a 30-y fixed with no future interest rate reset risk. I have never felt comfortable with ARM's for house purchases, people have been lucky that the rates were held absurdly low for most of the past 10-years, about time to swing the other way.

Who gave you that rate? Did you have to pay any points?
