let me save you a lot of time . and i lot of time you will waste of the poor bastards trying to get your loan. go to your bank . if you put that much down and have a credit score above 740 you should get 30yr rate around 4.875% with no origination. if you have the credit and downpayment you cant beat a bank loan

first the FHA may go down to a 540 score but there is about 2 lenders out there that will do under a 620. Lenders rule trump FHA all day long when it comes to credit scores. i wish i could do 540 credit scores loans i would be rich!

the rules changed on VA loans jan 1st of this year. I want go into all the rule changes but they basically make the lender do the loan for free. no origination and no lender fee's can be paid by the borrower or seller. and being that the VA does not do home loans directly. good luck finding a bank or broker to do a home loan for free.

If you are getting a rate under 5% with no origination that is a great deal. no one gets a loan from me with origination. but i dont work for a bank.

sorry boys but the rules have changed on VA rules. you will be hard pressed to find anyone to do a VA loan because the VA has changed its rules and doesnt allow for brokers to make any money on the loan. Banks have never been into VA loans because of the difficulty. So the VA may want to do the loan but good luck with finding a lender to do it.

go with the no the lowest rate. trust me on this. the bank is makeing about a 1.5% premium on 5% loans with FHA. hince the reason a bank will do the loan with no origination.

billys messed up the Ray's recipe. I grew up in texas before i moved here 10yrs ago. every year when i was a kid we came to melville to see the family. my mom brought home 50lbs of rays a year i swear. now i dont stop at all for rays. Billys is awsome. i will have to check out the new Rays

OC: if you want to give it a shot. use a black iron pot. dutch oven if you have one. deep fry in penut oil until golden brown. season to taste
