The chatbot created a full selling schedule that included when to start packing. It advised him on which rooms to repaint for maximum return, created marketing materials for the open house and online listing, recommended listing the home on a Tuesday, and wrote a draft contract.

Levine only brought in a lawyer to check the final legal paperwork. Every other part of the process, from pricing to organizing showings, was handled through ChatGPT.

In his interview with NBC 6, Levine revealed the listing went live on Tuesday, March 3 and received five offers inside the first 72 hours. A contract was signed by the Sunday morning.

“It exceeded our expectations,” he told the station.

Levine said the approach saved him roughly 3% of the total sale price, which was a significant amount for his family. He noted that every home sale is unique and believes AI tools like ChatGPT will not completely replace real estate agents, even though their role in the industry is growing fast.

“The more you use AI, the more confident you’ll become in leveraging those tools,” he added. The AI even suggested a moving company to help with his next home.

At least real estate agents have the whore trade skill to fall back on

Realtors are just money sucking middlemen for the most part so I'm down with it

Would be interesting to do a comparison on the same house as between AI and an actual agent. A really good realtor could have probably gotten a higher price, but would it just even out when you factor in the commission?

Also, the house quality matters a lot. No one selling a fine home is going to go 100% AI. Just like no one having brain surgery is going to let a robot do it without a doctor in the room.

Taking pictures of your house and listing it is pretty simple. You don’t need a chatbot to tell you what to do.

This article is akin to saying “AI gave me a great recipe and I made dinner using its recommendations”.

Great. But could you have made the same dinner with out? Absolutely.

The article doesn’t mention how the AI realtor advised old Robbie to form an LLC which was subsequently hired by himself to lease ad space on his forehead which he sold, to himself, minimizing operating revenue’s tax burden while also benefiting from his advertising costs paid for with money from the monthly current budget, and not the capital account.

I mean...do we really want to cut every job out?

Because yes, people make money doing jobs. They then spend that money in the community, creating more jobs. And so on. It's what keeps the economy going.

Thinking the same. I try not to beat down the joos but the name and the look gave it away.

I do wonder if he is rethinking that maybe he could have received more than the 3% he saved on his investment if he we would have listed it with an agent? Real estate agents are trash, but it sold it 5 days. There is a good chance there could have been a bid war.

There are middlemen is almost every industry that do almost nothing more than increase the price. We commonly call them distributors. They basically hand products from the manufacturer to either another distributor (global to regional to local) or the retailers. Car industry is a good example that Tesla is trying to break.

No and we are a long ways from the robotics to build, operate the machinery required to mine raw materials, get it to manufacturing to make terminater bots to hunt humans. Humans won't go extinct for at another millennium.
