Talk me out of buying land in the Arkansas Ozarks

I'm looking at listings and man there are some beautiful spots for reasonable prices still.

Any of you baws in that country that can give me the scoop?

spring and fall are delightful
summer and winter are miserable

My parents have 80AC near pelsor with a beautiful home on a limestone cliff looking over Richland creek, which bisects the property so they own both sides of it. There are numerous waterfalls and feeder creeks, stone outcroppings and formations and deep caverns. It’s unspeakably beautiful

Winter and summer are uninhabitable. Winter brings bitter wet cold, ice, sleet, mud…just bone chilling conditions. Summers are stifling hot and dry and the chiggers and ticks are horrible.

Spring and fall is heaven on earth

We used to go to Buffalo River years ago before it was a park, they had a small news paper for the area and there was 40 acres advertised in it for $400. Dad had the money so he called the guy and was told "I can't take you to it but we can go up one mountain and I can point it out on the other mountain".

I lived there,Bull Shoals,for 2 years.It was hot in the summer with some humidity but not as bad as here in Louisiana.
Winters were colder than here.Had snow both years for about a month.Long time residents told me it didn’t snow every year.
I think you were exaggerating how bad summer and winters are.

Where I was never got chiggers but the ticks were pretty bad in the woods.

I would trade a NWA summer with a south La summer 100x…..
Winters are certainly colder but the really cold weather and snow is usually brief

Atleast up there you can find plenty of places to go for a swim in clear water free of gators.

Lots of public land, lots of golf courses, very good fishing (Oauchita, Millwood, Blue Mountain). Tornados and flash floods are the most common issues.

You don't have to get far-off I-30 before it gets rural. You'll probably have to go to Little Rock for health care.

My family that's moved there for retirement all love it

You ain't kidding. Grandparents lived in Cave City. Parents would ship us up there for summers when we were kids; spent a lot of that time in the woods and would get absolutely covered in both.

You want to move there? Or just recreational property?
I was wanting to buy some recreational property for the longest time but here’s where I have ended up.
-Any piece cheap enough to buy is probably far away from your current residence and won’t be used much.
- cost for utilities (electric, water and a access road) can be extremely expensive.
- cost for a simple cabin and having to take care of a secondary property becomes a regular chore requiring trips to the property even when not being used for recreation.
- all the blood sweat and tears of taking care of the place will probably not be appreciated by my kids and they will not use it due to how far it is from their residence and only sold when I pass.

Just take the money you planned on spending 50-100k and invest it and use it to make a lot of trips to that area and get a vrbo!! You said to convince you not to!!!

Make sure you like the neighbors before buying. I can tell you from experience that a lot of the locals do not observe property rights, nor do they like out of towners. Just depends on where the property is, and a lot od times that will determine how redneck your neighbors are.

I should have said Ozarks/Ouachitas
