Rents have dropped this year in many markets, and they are likely to continue falling as people leave or are deported.

There’s also a possibility that hedge funds could destabilize neighborhood markets if they decide to dump their rental portfolios and accept losses in the process. For example, a new neighborhood not far from me had about 30 homes purchased by Kairos Living, a partnership between Partners Group and Fortress Investments. Lake Charles already faced a weak housing market in 2025, and it looks like that trend will continue into 2026. That same neighborhood is virtually shut down development-wise because no one is buying so it’s easy to imagine the impact if Kairos were to unload those 30 houses at once. This scenario could play out in different areas as rental rates continue to drop.

Reportedly, this is already happening to some extent in parts of Florida and Austin.


Also, while speaking about housing...foreclosures aren’t slowing down either. I had two separate meetings this week with my largest clients, and they expect the year-over-year increase in foreclosures not only to continue, but to accelerate and they are making changes to be prepared.

A local roofer that i used to be fairly cool with now hates my guts because I got his whole crew apprehended.

Hence the "drum beating" of another crisis the democrats wanted to take advantage of to embezzle cash. The Housing shortage. They scream from the rooftops about an issue they caused intentionally, create some fake gov't entity or council or NGO to manage crisis. Pump group full of fed/taxpayer cash, and the group in turn solves about 10% of issue while pocketing ridiculous amounts of cash and laundering it back to the politicians who look the other way so the scam can continue in perpetuity. Wash, Rinse, Repeat.

Curious how they came up with those figures. I own several properties and not once have we submitted anything to FedGov about who these people are.

ETA: Not saying you're wrong, but for me personally FedGov or even state Gov would have no idea

I own some properties as well, and just last year the city of Lake Charles held meetings urging landlords to consider the “benefits” of converting their units to Section 8. We still have a large number of Honduran and Mexican workers in the area who stayed after the storm repairs.

Yup. 'Housing crisis' that must be solved by some big task force and smaller affiliated NGOs that receive grants. This would have been in full operation under Kamala Harris.

Now that I can 100% see because it's a federal program, but your average house or apartment/condo, none of that info is going to the Feds. Mine are long-term renters - some been there for 8-10 years.

Not sure why I thought you were in Houston. I do know a lot about LC though due to work and with all the construction going on there.

There’s a house across the street from us that is a rental property. The people living there bolted quickly overnight in January or February. We think they were here illegally. Apparently, they tore the place up because the landlord spent 4 or 5 months renovating it. It’s sat empty since they moved out.

If you think about it, the "housing crisis" has been spoken about ad nauseum in foreign news markets like the UK and Australia in the same manner. It's as if there is a manual that exists that they use to conduct their Marxism implementation. Same tactics are being used in all the western countries to replace the "white and conservative" populace. Perfect example is the "build back better" campaign used by same western countries espoused in so many public speeches.

Dallas County and Collin County in north DFW are side by side, Dallas County was (or is) a sanctuary county so right across the line at 19006 Dallas Pkwy, Dallas, TX 75287 Venezuelans having taken over an entire apartment complex and trashed it.

This is a nice area where I lived years ago when I first moved to DFW, we had two pools, a bunch of young single professionals and sand volley ball every weekend. They have changed the name of the complex several times due to it being in the news:

“We have had gang activity in the north Dallas area linked to the Tren De Aragua gang from Venezuela,” Dallas PD spokeswoman Jennifer Pryor told the Daily Mail.

Members of the Tren De Aragua gang have congregated with other Venezuelans in the northern part of Dallas, nicknamed “Villa Dallas.”

Since the gang’s arrival, the neighborhood has become riddled with illegal street racing, beatings, shootings, and extortion attempts.

Some conservative estimates have put the Venezuelan population in the Dallas-Fort Worth area at at least 20,000—with many living in northern Dallas.

Apartments used to be a rite of passage when I was a young just our of college grad. It was a normal part of transitioning to home ownership for everyone.

Now they're cesspools for gangs, theft and drugs.

Wonder why that is.
