FSBO and Realtors

Crunched some numbers and the 6% taken by the agent is going to put me break even or losing money, but I have no experience with for sale by owner. My realtor told me people can still use the services of an agent even when selling by owner. Are they still gonna take the 6%, or should I just not mess with it...what do you think, MT?

try and get him/her to do a 5/4. 5% on the first 150k and 4% on anything after that. fsbo is not bad but you dont get the full exposure which you would from a realtor. you may think to do fsbo and offer 3% towards closing cost or 3% for the buyers agent.

I just sold my house using a 1% service and the guy actually earned his fee. I interviewed another one that wanted 2%. I consider 3% to be entirely off the table and laughable.

On the other side, I think buying agents are usually a lot more worthless than selling agents, yet all the contracts are written with 3% for buying agents. I considered it an outrage that my 1% guy was going to watch some idiot buying agent make 3%. I told him to write in 1.5% for the buying agent and he said that you would risk your listing being boycotted by buying agents. It's behavior like that that has me actively pulling for the demise of that industry. Talk about ridiculous.

Try fsbobr.com ... I've bought parking passes from him through the ticket exchange. Nice guy all the times I've spoken with them ... his name is Mike.


I've checked out their site ... seems cool the way it works. Flat listing fee (several options) ... and no, I'm not affiliated in any way whatsoever.

Also, xtremefsbo.com is another good site for the Baton Rouge area. I would try marking your house down 1-2% before getting an agent. I got a really good deal on my house (5% off appraisal) b/c the girl didn't have to use an agent. She still came out good too though b/c the agent at that time was trying to charge her 6-7%.

We can cheer together. I was told the same thing when I sold my house, that the buying agents wouldn't show the house if they weren't getting their full fee. When you live in Marin county, you'll eventually be sent a free subscription to Marin magazine. It's not a bad magazine, but the last third of it is almost exclusively advertisements for art galleries and realtors. I figured when we moved they'd stop sending it to us, but they're actually forwarding it to us here in Louisiana. There has been at least one announcement in each of the last four issues announcing the consolidation of two realty agencies, complete with glamour shot type photos of the otherwise unemployable morons grinning like, well, morons. I guess they're realizing that Marin isn't immune from the broader economy after all. I hope those idiots all go under and have to get real jobs.

Another recommendation for fsbobr.com. I used it and sold my house within one month. Definitely try to sell on your own before committing to a realtor. Within the first week that I put my house up for sale by owner, I had at least three realtors call/come by and were willing to negotiate on their commission fee.

A buyer's agent can simply include his commission, usually 3%, in the purchase contract. The offer, on a $100000 house would be $103000. The seller would get $100000. He simply gives you a number. What the agent gets should not be a concern.

The bank is still going to look at it as a $103,000 purchase. Now your screwing with the appraisal and LTV.

His another thought: go FSBO for 4-6 weeks, complete with sign in front of the house. This way, if someone in the neighborhood knows someone looking, you can make that easy, quick sale right off the bat.

If after 4-6 weeks you got nothing, then go with the realtor.

And since I'm a licensed broker, this advice will cost you 1% ( ).

I love the way you are out in the open about the deceptiveness of it all. I have long argued that this sham has been kept up for so long precisely because the buyer believes "the seller pays the buying agent". It's fricking ridiculous.

It speaks volumes about an entire class of people that are about to flame out royally that, in almost a total meltdown of their business, they are BOYCOTTING listings (you can read that as frickING THEIR CLIENTS) because the fees offered are less than their holy grail of 3%.

I will be the one out in the street pointing and laughing at you lazy, homeless bums when it happens.

4-6 weeks sounds short unless you are in a hurry to sell- housing is slow Nov-Jan in almost any year

I'm under no time pressure whatsoever, so I'm not gonna give the buyer's agent a dime. frick 3%... that's somewhere around 10k for about $200 worth of work

The point is you're only marketing (as a Fisbo) to someone who is already looking for a home in your area .. If they don't pop up in the first month, then a realtor is more justified.

After 4-6 weeks, you're not taking the home off the market, just changing the method of marketing.
