Has anyone bought large swaths of cheap crappy land (desert, swamp, etc)?

Curious what sorts of red tape you would encounter buying a 100 acres in the desert in Arizona, Nevada, TX even some swamp land on LA or FL.
Hopefully a low prop tax state and would have to not be on public land
Landwatch.com has some very cheap land in these areas between $50 to $100 an acre
I have no idea what I would do with it, just curious about buying it

idk but I've looked at the website before. Some beautiful land in beautiful places for cheap.
Maybe you could put a little bit of infrastructure out there and rent it out to campers/RVers.

Yes…typically land is cheap when there is lack of access to the property and/or no access to utilities (I.e. power, water, etc.).
ETA: Unless there is some type of environmental issues (I.e.toxic waste site).

Same. I’m sure you realize why a lot of these spots are so cheap once you visit but seems like there are some gems on there

I bought 135 acres in South Texas with my brother for $2200 an acre. AG exemption so the taxes are cheap. It was next door to my other property so it made sense to buy it, this wasn’t just some random land purchase in the middle of nowhere. We use ours for personal hunting and want to continue to grow what we have.
Need to start me an LLC and do some hunts so I can write off all the shite I buy for the place.

I bought 13 acres of undeveloped land in 2019 that is mostly hardwoods with about two acres of bamboo for $30,000 and haven't touched it...Last year the county appraised it for $110,000.00 and I knew nothing of the re-appraisal until after property taxes were due...hopefully I can fight that appraisal this year but may not be able too since I didn't last year

That would be the main reasons I could think of to buy a large swath of land in the middle of nowhere.

Not really different than any other real estate transaction. Except you'd probably want to have it surveyed and property lines marked. Make sure you know about whether there's any mineral rights granted to others or easements.
The reason the land is so cheap is because there's probably no access to public utilities, no paved road access, no schools, no public services or stores for long distances.
Swamp land in the south won't be as cheap because its close enough to population areas where there's buyer demand for hunting property that they'll use on weekends and isn't bad to haul gas back and forth for a generator to have a camp there without needing regular utility service access.

I know a couple guys who bought some Gulf Coastal swamp land back in the 70’s that are doing extremely well with that purchase right now.

I been trying to find a cheap couple of acres to put a shack on in a national forest in ms. No luck.
