Assessed value of my pad increased $80k from last year.

If I knew I could sell my house "as is" for the assessed value, I'd sell tomorrow.

And pay 100K over that price for a new one, same size, same everything else.

Did you ever complain the years you were assessed lower than what you could sell your house tomorrow for?

Should be a requirement from the govt to buy the home. That would fix this real quick.

The problem is that you would then need to buy a severely overpriced new home at 7% interest rates.

Lose-lose for you.
Win-win for the tax man.

One year about 15 years ago we received a bump in our assessed value that I thought was too much.

So I called the assessor and asked him if his assessment amount could be considered a formal offer to buy our house and, if so, "I accept your offer."

He reduced the increase by 50%.

It never hurts to call and question.

Remember, the assessor is an elective office in Louisiana.

At least where I live, the tax assessor's office has no bandwidth/resources to fight everyone that appeals property tax increase. I argued a big hike a few years ago by zillowing comps that were "somewhat close" that were basically meth shacks a half mile from my pseudo-gated development and got my neighbors to do the same.

They reduced the tax increase by like 50% within a couple of days.

Worth a shot.

File a complaint so you don't get jacked till you sell. They tried to do that to me and no upgrades in like 30 years so I won and they actually lowered it (plus I get HE as I am old as dirt).

Some homeowners assessments have increased more than 100%. There should be a limit on how much it can be increased in one year.

Mine was +150% this year (2023) from last year (2022)

ETA: house was built late 70s and absolutely nothing has changed to it since it got a new roof roughly 7 years ago

Just a FYI to anyone who qualifies for the special assessment freeze on their property:

quote:

Special Assessment Level

The Special Assessment Level allows someone who meets certain requirements to have the assessed value of the property frozen.

Those who qualify for the special assessment level should be aware that this does not automatically freeze the amount of their tax bill. Only the assessed value will be frozen. The amount of taxes due could change due to an increase in a millage rate in your area or if the size of living area is increased.

Requirements:

-One of the owners must be 65 years of age or older as of January 1 of the qualifying year.
-Owner or owners must have a total combined adjusted gross income which cannot exceed $100,000.
-Applicants must own, occupy, and receive a homestead exemption on the property.

There are also special circumstances that would allow a surviving spouse who is 55 years of age or older or who has minor children to receive the special assessment level if the deceased spouse had previously qualified for it. If you are a surviving spouse, please call the East Baton Rouge Parish Assessor’s Office to see if you qualify.
