South Baton Rouge Folk - What’s the latest with the development at the end of bluebonnet?

We’re going on 10+ years of talks about this big new development. New neighborhoods going up on river road, bluebonnet, and Nicholson. One would think this work would begin soon.

I moved the family to St. Tammany from Southdowns in 2015. Best decision I ever made.

Word has it that the high interest rates have stalled it. They are trying to up the date of the adjoining road that will connect U Club to Bluebonnet and the roundabout that will be put on BB. Speculated to start around September but no sign of anything yet.

Wampold is keeping his powder dry. My guess is he's waiting for rates to go down and for the crash to settle out before committing to his plans

The area is a decent commercial build out away from being one of the better up and coming parts of Baton Rouge.

Plenty of good neighborhoods
Good schools
Country club life if that’s your thing
Lauberge
Short drive to LSU
Easy access to I10 via HWY 30

Add a good grocery, a few decent restaurants/bars, and some sort of entertainment for kids at bluebonnet/nicholson and you’ve got a great spot.

Doesn't exist next to the river. It slopes down towards Burbank from there.

Bluebonnet and UClub areas don't typically flood except for occasional street flooding. Everything runs into the Spanish Lake wetlands and/or Bayou Fountain pretty quickly. Or is held in the low land that is the dog park, soccer fields, and Highland Road Park lower baseball fields. And the houses built next to or in those areas will probably flood if we have another one of those 100 year flooding events.

He’s waiting for an anchor grocery store.

I heard he approached Whole Foods and they told him they’re not building anymore stores in Louisiana.

I wouldn't mind a Trader Joe's right there. Getting to the one on Acadian can be a pain depending on traffic.
