Their problem will be they have no concept of the regulatory hell they’re about to go through with the corps. On top of the normal permits for building on or modifying a federal piece of infrastructure (the levee) and wetlands BS, they better pray to their deity of choice for some low river years. You can’t build anything within a thousand feet of the levees when river is at flood stage, which in some years can be months on end. They’ll need a mountain of development funds just to get the parking lot permitted and built.

Edited to mention their is some old Carnival blue blood money and royalty who live in those condos right across the levee…NIMBY dial will be turned to 11.

There is already an office building there, look up EN Bisso & Sons and part of where they are going to develop used to be a shipyard for many many years with heavy construction equipment and cranes and old oilfield platforms

They will be. Lambeth House and the other condos want absolutely no additional development in that area.

They will use whatever legal necessary to delay the development.

This is a bit more complex than outlined here. The land for this project was the old Bisso shipyard and is presently used as a scrapyard. There's already a building on site. What these guys are proposing is a major upgrade from what's there now. Why would the condo's care if the development is on the other side of the levee.

Here's an aerial shot of the area...one would think that an upscale entertainment area would be more welcome than a junkyard.

This could also include improved access to the Fly.

The more I look at the photographs the more I think they're onto something.

An heir of the Bisso family sold it....EN Bisso still has their office there which wasnt part of the sale.....they also have a dock there where they use to dock their tugs.......

Beau Bisso sold his company over a decade ago and moved the company to Houston but one of the heirs is the one who's name is on the assessors website.

You know what would be nice if they designed and built a sky walk (Like they have at Ochsner Main Campus) over Jefferson Hwy so that the residents of the condos and the Lambeth House could access the park and the amenities without having to cross the street, levee and railroad tracks.

That's a good idea which could help out a lot with the NIMBYs.

Is this really needed? There’s enough of it already. This is a place where people go to just enjoy their day and hang. It’s disgusting everything has to be developed.
