Three derogatories are keeping me from buying a house

Okay yeah, so I was a credit criminal for awhile, but I have a great job now and am paying everything on time and sometimes paying $1000 debts within a month.

I have three derogatory hits that are keeping me from buying a home. Should I hire Lexington Law Firm to try to remove these negative entries, or should I just pay them? I don’t have a problem paying them off, but will it even help remove the derogatory hits if I do?

No. They just do the dummy work you could do yourself with each credit agency. I did it, it didn't work and was a scam.

I had alot of bad things in year 5 or 6 in last 7 years. I recovered enough by paying off all debt but it was tough.

What are the debts, how much do you owe, and when did they first go behind?

One is a Verizon bill from 2016 that Jefferson has taken over, and the other is Midland from 2018 from a credit card.

The third one I don’t think will affect me since it’s under $1,000.

The Verizon one you can try to negotiate a pay and delete. But, this might age off this year.

The credit card one, you can try to negotiate a pay and delete on the collection line, but I don't know if they can remove the original trade line.

Honestly, I would talk to a mortgage officer and get their advice. They can tell you what the impact of paying off those things would be, and if it would make a difference.

They are not preventing you from buying a house.

For those smalls you will be required to pay them or have an arrangement in place to pay them at closing. That is unless you can get them removed.

That old Verizon bill should drop off this year, you can dispute them at 6.5 years as obsolete and probably get it removed. Midland probably broke the law during their collection process and if you can catch them you can get them to delete in exchange for not suing. Some people even get midland to PAY them not to sue but you need to do your research. Any medical is going to drop off in the summer. Paid medical collections have already vanished from credit reports and this summer unpaid accounts under $500 will drop off. That was the issue with my credit, went from near 800 to the OT's favorite number after a 6 month hospital stay. I have had a 100% on time payments since I have been out and thankfully the last of my bad accounts will drop off this summer.

This.

Happened to me two years ago, had a random ATT Uverse for equipment I never returned. I finally sent back all the equipment but ATT was still being a pain and tacked on more fees. I just paid it at closing.

Also years ago I had some late payments, when I was getting everything back in order, I just worked directly with the c/c companies. Sent multiple letters, explained situations, etc. Capital One was the only one that wouldn't do anything.

Make sure they aggree to remove them from your credit report once paid.

If you're trying to buy your first home with your rate in the 6s, I question your decision making.

FHA may be your better bet but man, your rate still gonna be tough as a pair of cowboy's nuts.

But with a credit report with 3 derogatories and probably tons of missed and late payments, he’s probably getting a rate way higher than 6

Buying a house is more of a financial commitment than people realize on the surface.

Maintenance, improvement, and fixing things are expensive.

I bought my house two years ago. It'd blow your mind at the cost. $5K in roof repairs, $2K in blown insulation, $1,000 in pump outs, $2500 in termite and pest control, $4K in painting supplies, $600 bee adventure (behind my brick veneer). $625 heating element that had to be replaced. $10,000 in lawn equipment. $4500 landscaping.

Now I am having to put on a new roof...$26K.

This house was built in 2016 and was $375,000.

If you can't financially commit the resources, you might be better off renting then having a place progressively run down.

6% is a pretty historically average mortgage rate. Prices are still too high though to reflect current rates.
