Property Taxes - Orleans Parish

Bought a studio condo in NOLA in late 2021. Property taxes I paid last year were around $800. Just got my tax bill in and it's over $3,000. What in the heck. I've got a house in BR, so no homestead exemption. Something can't be right, can it?

You were probably paying on the old assessed value. Now you are paying on what you paid for the property. Go to Orleans Parish Assessor site, search records, look up your property, and see what the difference is.

Also consider that there was a new 5 mils for Early Childhood Development that was voted on last year. Will also serve to increase the bill.

This is exactly the case.
Might also be paying the full year this time, but only part of the year last time.

Don’t know the timing and when the record owner was changed, but could it be that this year is the first without a homestead exemption? You should be able to get on the assessor’s website and figure it out

Did the people you purchased from have a homestead exemption?
The previous year’s tax bill was probably sent before the tax assessor canceled the exemption. That is my guess as to what happened.

Building was converted to condos and we were the first buyer's. Old property tax was around 15K for the whole building.

Anyone that would pay 3k to live in Orleans parish needs their head examined.

Most are more than double - triple $3,000/year
St Tammany even higher and add in specials city taxes for duplicative "services" like the City of Mandeville

At least you get something for that.
Consider public schooling. Lots of long islanders actually send their kids to public schools. In New Orleans….. nah. The ones who send their kids to public schools…. Pay a small share of the tax burden.
It’s upside down.
