Cold call from a realtor

I got a cold call from a guy who says he is a realtor. He says he has a cash buyer who wants my house. They made an offer that isn't quite enough to make me want to deal with the hassle of moving, but it is a decent offer.

What is the scam? Should I mention the make me move price I have in mind or is this some type of swindle?

I have a rental house. I get calls and letters about it all the time from different 'investors'. I just assume that they are scams and toss em.

there is no scam normally. prolly a deal a investor has with realtors who are part of his team. I am contacted DAILY by LEGIT people wanting all my properties being inventory is low in many areas that are great to invest in.
either tell them a bottom line price or ignore. or if you want to play games with counter offers jack your asking price up.

all offers sent to me would give me a nice profit but I usually ask for 3x what they are willing to pay so it sends them scurrying off. They get it after that.

I had someone do that to an older uncle for some land. They offered him $5,200 an acre. He agreed. When the DocuSign came in it said $2,500 an acre.

I may be messing up some numbers but it was very much like that.

Very shady.

they are not scams. people do their homework and legwork and find out who has NOO properties via public records. They are always looking for deals. maybe even cheap deals. who would not want that if you were a serious investor? If you want to be in RE you need to know how the business works. see my post above

nope. never been offered that. always fair money, actually FMV which shocked me. why? because they will still cashflow. usually in the past they will lowball to try to get max profit hoping you are a motivated seller which i am not. many all cash offers with quick closings. This is how bigtime RE guys operate

In laws had a realtor knock on their door and give them a good offer. After negotiating a little bit, they were out the house the next month. They lived near the beach and had a lot next door as well. Big rich family was going to demolish the house (very nice house) and build a damn mansion.

really?

if you do a lease option or lease purchase you can put terms of which when you can foreclose, take their money and start over with a new tenant. how did they want to term contract to screw you? I'm genuinely curious. was it a lease option contract or a lease purchase they wanted?

Got a similar call about 18mos ago. Gave the realtor what I thought was a "leave me alone", well out-of-range, high price.

Buyers were from the west coast and to my amazement didn't balk. They flew out, and took a long look. Ended up setting for a less expensive place, but they were serious.

After price escalation this year though, I'm glad the thing fell through.

They gave me an offer sight unseen. Maybe its because im on a double lot and they can subdivide and build a new house.

A good friend of mine got a call like this, a couple of months ago. It was legit and got an offer he couldn't pass up.

You can check to see if they’re actually a licensed real estate agent at lrec.gov click the verify license button and search their name.

Might not be a scam, but don't settle for less than you would take to move.

I wish someone would do that to me.

Lease option with no security deposits, no cost for them to break contract, no cost if they don’t purchase, and lease monthly was only modest. And basically not willing to negotiate. Seemed like a shotgun approach on a number of new listings

Written letters, phone calls, door knocks...

Its all downstream from people selling out of overpriced messes in CA or NY/NJ with cash in hand and the small teams of investors who are doing this full time now.

Lots of them operating down here, Grant Cardone, etc.
