What is an HOA required to provide its homeowners?

I have properties in four different HOAs. This one is in Oxford, MS. None of them are awful - and I have seen awful - but one particular of the four has zero communication and we are very skeptical on the management. The fees are not outrageous, but they are high enough to warrant the question where is the money going? Grounds keeping is not being done and it is paid to the HOA President's husband's company. There are never meetings, annual reports, budget items, discussion...ever. Looking online, there is not much solid, consistent source of information of what is required. I am borderline just about to cut off paying my quarterly dues to A) see if they would even notice and B) force them to have communication with me.
Again, it's a rental, but at $133/month, I kinda want to know more about the details.
And before someone states never rent from one, I understand what I bought into. It was still a good buy and turns a good cash on cash return. I am just inquiring information.

There are laws and per your post and your hoa is breaking several.
They are required to have public meetings and make the financial records available to members.

Can you get a copyy of the bylaws?

Governing documents and deed restrictions. I serve on my HOA Board in TX. We aren’t Nazi’s about anything, so no comments from the peanut gallery! Many HOA’s provide access to these documents online through their management company.

Well my HOA’s number 1 requirement in their mind is to send me that yearly notice that costs have gone up and we will be raising the HOA dues…translated suck on it and if you don’t like like move ! And oh yeah if you don’t pay us we will take you to legal hell. Yeah yeah I know …you should have read all that legal language when you bought in the neighborhood.

Man I’m glad mine here in Oxford is the opposite . Mine is $275/monthly but it includes so much. We have our yearly meeting in September around the first home football game where we discuss issues and go over financials and breakdown where the money is going . Our HOA manager is a realtor in town who’s very communicative about any issues .

No doubt. Like I said, I have properties at four. My most expensive one was when I lived at Turnberry personally and they were great. It is definitely not a money item, just a communication issue. I want to see this subdivision increase in value but if the HOA isn't doing its job and allows less-than-desirable items to transpire with nothing in reposes, I don't see this one appreciating.

I have a condo in Orange Beach and we are very fortunate to have a great board that is on top of its shite. There is a condo in Orange Beach that just got hit with a $140,000 assessment per unit. Lump sum due by September or $5,900 dollars a month for the next two years. Dog shite HOA that kicked the can down the road for over a decade probably. Deferred maintenance at its finest.
