At the end of the day it's going to really hurt those renters who have low credit scores or issues that would put them on the edge of qualifying for a property. I've been trying to be as diligent as possible on the pre-approvals. Forbearance would be my last option.

I really do enjoy flying and visiting foreign airports but I did take a train from Barcelona to Madrid and it was a nice experience. Guess it would be something you can at least say you did.

Seems like the NFLPA would be all over the NFL if they place him on the exempt list based off allegations alone. Not that they care about AB but could set a precedent for the future. Real similar to the Zeke situation where they stepped in.

shopify is really good and pretty easy to use if you'll be selling products.
Go to Port Of Call for a burger and monsoon then head to Pat O's for a hurricane on Bourbon. After that just roam around day drinking and find your way to Frenchmen, Jackson Square and the French Market. Also recommend riding a streetcar down St. Charles and checking out the Garden District and all the new breweries on Tchoupitoulas.
Although it is a great time to purchase since interest rates are low and it seems like the seller's market has slowed down a little bit my suggestion would be to rent for a little while. Get that bachelor pad and figure out what you want to do without anything holding you back. Who knows you may find an opportunity in another state or city.

My wife is Honduran and we visit every once in a while. Guess it really depends on your level of comfort but I never felt unsafe and we were in an area that doesn't see many Americans.
Well I guess I can't really help you because I work shift work but I had a degree in Finance and chose to go back to school at 30 as well for Process Technology. Best decision I ever made. Ended up getting a great job and although it's not something I'm super passionate about it is pretty interesting and pays well. Guess my point is blue collar fields are definitely something to keep in mind.

I was in your shoes a few years ago. I was making $50k/year working a ton of hours in a dead end job for a trucking company and I had a finance degree. I went back to a vocational school for process technology and got a job with a good company and was able to purchase a couple rental properties as well. My point is things can change drastically but you have to find out what you want to do and go after it. I work with plenty of people that only have a high school degree and are bringing in $130k plus.
There's a guy in Alabama that does this. He sends out a list of all the cars being auctioned off in Atlanta, Nashville, Tampa, Orlando, and Miami and if you're interested in one he sends pics, ratings, and the last 10 or so that sold with the prices. Looks like most vehicles go around trade in price and then you have to pay his flat fee and transportation. Think he charges around $600.

I grew up with the dad. Not saying he's a bad guy but not surprised one bit.
A lot depends on the job market in the area. If you can find a rural area close to a refinery or something similar you can do very good offering furnished rentals to these blue collar workers. There is usually a shortage of places for them to stay and they make per diem. There can be more turnover but I've been lucky and had a crew renting from me since January.

Not sure if you've ever heard of Christian Guzman but he's got a youtube channel and owns his own gym and gives a lot of insight into the numbers behind it. Could be pretty valuable for someone looking into getting into that area.

There's a website called bigger pockets that has a ton of info on it. They also have a podcast that I've learned a lot from. Believe it or not I've got some really good tenants from Craigslist. Just like any of the other sites though do a background check at a minimum and I also suggest the quarterly walk throughs.
