Two of Florida’s most prominent real-estate developers are escaping the crowded beaches for a corner of the Rocky Mountains, where they are launching a nearly $1 billion hotel and residential project.

Fort Partners, which has opened four Four Seasons hotels in Florida including the Surf Club, and Merrimac Ventures are building a Four Seasons hotel and condo property in Telluride, Colo., by the foot of the mountain where the ski gondolas begin their ascent.

The project will feature 52 guest rooms, where the owners expect to charge an average rate of more than $1,000 a night. Prices are still being worked out for the 68 residences, but Merrimac said the partners plan to list one-bedrooms starting at more than $2 million. They expect to break ground late next year and open the property two to three years after that. The developers have also started financing discussions with a number of lenders.

It will be the first domestic project outside the Sunshine State for either firm. Both say they are far from giving up on South Florida, where they remain active. But the Florida coast has become so overrun with real-estate developers that the partners are traveling thousands of feet above sea level to find a less-congested opportunity, in a niche ski town that hasn’t seen a new luxury hotel in more than a decade.

Despite limited competition for the high-end traveler, opening a luxury property in Telluride isn’t without challenges. The former mining town, best known for its annual film festival over Labor Day weekend, is more remote and less crowded than Vail or Aspen. Direct flights remain limited.

The locals got priced out and moved to Rico and Naturita years ago. I don't think anyone lives full time in Telluride anymore.

Crested Butte is the next on the list for this type of action.

I love a 4 seasons and I love Telluride, but not the two together. Is the Four seasons planning on building where Camel's Garden is now? I can't read the article bc of paywall

One of the major allures of the mountain west is the ability to get away from this crap and enjoy a taste of the way things used to be. So much for that...

Telluride has been Four Season’ed for as long as I’ve been alive. It’s an absurdly expensive resort town for the wealthy. The only place that might be worse is Aspen and Vail.

There are all sorts of mountain towns all over Colorado, Utah, Montana, California that aren’t like that.

Ya, it'll just be a nicer Peaks Resort in mountain village.

If you don’t mind sharing, what are some of the towns in CA, CO, UT, and MT that would fit your description of not catering to the ultra wealthy?

In CO, assuming a well known ski resort is required, I would put Crested Butte, Winter Park, and Steamboat on the list. CB and Steamboat have nearby airports which will help their development but both are a little too far for consistent day trips from Denver which helps keep the crowds down.

telluride might be the least “four seasoned” fancy place I’ve ever been. Yes it’s expensive but resort hotels are non existent (shite, ANY hotels are non existent for the most part).

we only go during the summer but we love it precisely because it’s an authentic experience and not an artificial resort like vail or aspen. Plenty of plastic people but no plastic accommodations

mountain village where this 4 seasons is going is 180 degrees different and there’s no reason to go up there in the summer at all

tell me what I’m missing in mountain village in the summer

there’s nothing but houses and hotels up there unless I’ve missed something. We stayed up there our first visit and hated it compared to the town

I worked up at the Peaks when I lived in Telluride over one summer. Hated going up there. We never once did anything in Mountain Village except work. Maybe it’s different now.

It's not like MV to Telluride is an hour away. Its a 12 minute gondola ride. With that said, this won't change a thing about Telluride and MV. The change from quiet mountain town to high end resort started well over 10 years ago. We sold our condo two years ago because the money being offered was too good to pass up on something we only used less than 10 weeks a year. Everyone we knew that was a full time or part time resident has moved out. Lots of younger new money buying, but not actually moving in.

Telluride already has an Auberge hotel and a Fairmont. This is more of the same.
