Here’s new construction for under $250k… one of those smaller homes I was told builders didn’t make anymore. Still bigger than the house my grandmother raised 6 kids in though.
Now tell me why it’s unacceptable trash for a 25-year old.

It's not unacceptable. Standard tract home with a pre-selected plan. That's basically the only potential option. I think those scale with the metro area, however.
Make sure the HOA prohibits all forms of rentals or be sure to get the frick out of there before it turns into a shithole.

Which pretty much won’t be possible because selling before that neighborhood becomes a shithole means transaction costs will eat up your equity gains(if any) and probably a portion of the initial equity you put in at purchase.
Selling one of those less than 5 years later probably loses you money.
Or you could rent it out and contribute to the neighborhood going to shite.

The first neighborhood I could afford to buy in would be labeled a “shite hole” by many of you. Somehow I lived to tell about it and now I live somewhere nicer. This is not a new concept despite the attempts here to spin it as one.

FWIW from ChatGPT -
Median price psf in 1979 - $44
Median price psf currently - $183
Median income in 1979 - $17,500
Median income in 2024 - $80,200
80.2/17.5*44 = $201 psf versus current price psf of $183
Not that I think the market today is something we haven't seen before, but I would have guessed today's price psf would have been marginally higher than it was at the end of Carter.

Cheaper options like what? Though, I generally agree with you. If your spouse is a working professional, daycare is worth it in the long run anyway if it prevents her from spending 5 years at home, allowing her to grow in her career and make more money down the line.

My husband and I lived on ramen noodles and iced tea until our student loans were paid off. Our first home wasn’t $750k. We bought small, flipped and upgraded a few times.
