What policies are you speaking of... I own 20 odd rental units... We've already had to forgo two months rent.. yes I got a sba loan, but it has to be paid back

it's not very well thought out and has horrible unintended consequences.

These rental payments are not forgiven......you just cant be evicted. And if you file for BK the judge will wipe out your unsecured debt but will require a payment plan for unpaid rents.

People will stop renting out properties. They will either sell or convert to a airbnb like concept where the indivdual prepays for their stay. We will have a rental property shortage.

The folks that just stopped paying (even though they get UE + fed top up, TANF, SNAP) will not have any good references to rent in the future.

Renting a home in 2 years will be like getting a mortgage. No one will want to rent to someone that tried to stiff a previous landlord.

This is beyond stupid.

I think there's actually been a moratorium on evictions for a little while now, so this isn't new. Or at least it's not new in Louisiana. Perhaps it's been done at the state level to this point, I'm not sure. But again, I'm curious as to whether there's financial aid available to landlords....seems as if I overheard something to that effect.

Your bank isn’t giving you the option to defer mortgage payments on those units? My bank has called me a few times to ask if I needed to defer due to covid.

I don't have a mortgage... I have always paid as I go.. I was doing Dave Ramsey before I ever heard of Dave Ramsey

Most of the businesses in the country are going to be out several months of something

Being a landlord is just as much business as running a gym or a bar that was forced to close or limit revenues.

Deadbeat tenants should be forced into servitude by landlords if they can not pay rent and can not be evicted.

I don't disagree... I have not tried to collect rent since this started.. some are voluntarily paying and it's greatly appreciated... I still have to pay taxes and insurance and maintenance employees

No evictions means less insurance claims for "small explosions" after some destitute person breaking into homes gets blasted.

They still have rent or a mortgage.

They still have upkeep to pay for you cant just let your place go unattended.

They are still paying utilities.

Sort of the things a landlord may pay for.

I have a rental house I inherited when my grandmother died. So now my renter can just opt out of paying? I’m still on the hook for maintenance and property taxes? That’s bullshite man

Technically the federal ban on evictions was only for properties that were government backed (freddie Mac, Fannie mea). Of course your state ban probably covers the rest.

The best course of action is to let renters & landlords work out a plan. When the government comes in and takes a side it just screws everything up...always does.
