I'm glad we took the sufficient measures in March and April in order to have a slow re-opening. Unfortunately, some places are re-opening too quickly and now those places are experiencing rises in Covid-19 infections. If we want the economy to really come back, we all need to wear masks, maintain social distancing, and re-open conservatively.

They do, but you won't see the impact until mid September at least reportage wise....You will start to feel it by the third week of August....I hope I am wrong.
I know the upper management at Rouses and Donnie, et al is pushing to make sure EBT transactions get easier to process. They think we will see a big growth in EBT application as well as usage

I’ve stayed busy during the shutdown, but the last couple weeks everyone in the office has seen it rev up even more. I spoke with another realtor Saturday who had the showing after mine on a house and she said she had never seen anything like it. (That house went pending on its 2nd day listed).
I saw one go pending day 2 last week with 11 offers, and it was a new renovation. I can get that many if it’s a good looking flip, but jeez.

Your last sentence tells me how stupid you are. There’s not a bank on the planet that lends money for a house off a tax refund. Which is essentially what the stimulus checks are the equivalent of.

From a macro view, government spending on the consumer is very important, even in real estate right now. If you are selling only high end properties, maybe not so much. But the mid priced homes below 200K are taking a hit.
New housing starts in March and April were down anywhere between 8 -10 percent and existing homes were getting hammered as well.
Like I said get back in August/September you'll see a holding pattern. If your buyers own busnisses, their customers will start to pull back in expenditures and that vibrates throughout the economy. Demand will start to stagnate.
I would move a good portion of investment into cash and hold until next spring because you are going to see a foreclosure spike in the winter.
Right now Fed intervention is what is keeping things afloat. They have essentially purchased all the debt accrued this year. Federal unemployment supplements and "stimulus" checks are the only thing propping things up right now. Keeping prices on yoir end stable.....I am going to bet it will be an extreme buyers market in a few months with existing home prices stagnating or decreasing.
