BTW, based on what I see in my business, Lake Charles is the only city really bucking the trend. I am sure that is mostly due to the LNG boom here.



Mississippi is in double digits delinquency but actually had a drop in the rate from 2025 to 2026. A nearly 4.27% change and still being in double digit delinquency is nuts

Cause the midget governor is more worried about LSU sports than actually fixing the state.

My insurance has been a roller coaster the past 3 years. I am sure it's the same for everyone. Thankfully I live below my means and also got a hell of a deal on my home so I can absorb the changes but a lot of people can't afford a 20% rate jump and escrow payment increase

The insurance deal has a weird adjustment. I have to have 'hurricane insurance' for my homeowner's policy. I explained to the agent that it's impossible for a hurricane to hit the northern border of La. By the time it reaches us it's called: 'Light rain and 20 mph wind.' She explained why it's a 'state' thing and I didn't understand any of it.

Sure but what happens is people max out their mortgage payments and think the payment they are quoted when buying will stay the same forever. Then their taxes go up $500 for the year. Now their escrow goes up $84 per month because escrow needs $1000 to cover what it was short this year and to cover the increase for the next year

Even that small of an increase can screw a lot of people because the payments were already a stretch for them since they bought the max monthly note they could afford.
