If you expect an employer to pay someone 2-3 times what the last guy cost to produce the same product, you better be ready to pay proportionately for the product.

Why are there so many mouth breathers on here that think nobody understands higher wages=higher prices?

Its true, all the taxes people skip, benefits, insurance.

Industries that have gone illegal are going to be way more expensive. Those industries haven't adapted to higher efficiency, they just used bodies.

People should get used to cutting their lawn.

Yeah, it absolutely is.

You're probably talking about 40% of the total budget, assuming everyone is legal and you're paying the appropriate taxes and insurance on everyone.

Could be a little higher for commercial.

Then you've got materials, which is another 30%-40% of the budget, and land (not usually considered as part of the actual construction budget, but definitely impacts the price of the house). Then permits/fees/other admin costs like general insurance, general business overhead, and financing (if a loan is involved).

Pre-tax net profit on an average home is less than 3%. Usually between about 1.5% and 2.5%.

So for that $700,000 house the builder clears maybe $17,500. (Now an average size builder might build 30-50 houses in a year, so they are still doing just fine).

But if you all of a sudden increase labor costs significantly that $700,000 house could easily cost $900,000, with the builder making no more than he was making before.

You might say, "Well, that's fine with me, I'll pay 20% more for a house as long as Americans are building it," but the problem with this mindset is the same with the tariffs.

Construction/maintenance costs going up don't just apply to your residence.

They apply to commercial buildings too. And as rent goes up, the price of any products or services sold out of that commercial building also go up.

And not just for new construction. As new construction prices go up, so do existing buildings/houses.

So it's not just your house that gets more expensive. Pretty much everything does.

Yep.

The example I gave above assumed all that stuff was being paid, but if not, the gap between what the house goes for now vs what it would go for with all legal people doing the labor would be even bigger.

And like I said there, when you're talking about construction you are talking about something that affects the price of just about everything.

We won't do it because we cant live off of those wages. They can because they stash 10 people in a 2 bedroom house and all are paying to live there. It isnt chess it is checkers. The other day I delivered an order to a small apartment and the amount of food and supplies was as if 30 people were living there.
