But is the plan that the larger the down payment, the higher the interest? Closing costs? Mortgage insurance? What exactly is it?

It’s a bad policy, but there needs to be some context in this thread too. It is still, without a doubt, more expensive to have bad credit and buy a home than it is to have good credit under these policies, but the gap was closed, hence the subsidized label.



Loan to value is on the x axis, credit score is on the y axis.

ETA- Positive numbers mean the rate got better in that subset, negative numbers mean the rate got worse.

I don’t disagree.

Most people will have to pay more to subsidize rates for shittier borrowers. That’s dumb, buts it’s still better to have good credit and a low DTI. That’s all I’m pointing out.

That chart shows the changes. It’s not the best format, but it’s better than posting the old and new matrix separately.

Positive numbers mean the rate got better in that subset, negative numbers mean the rate got worse.
