Where is the best value place in Arkansas to buy land?

My ten year plan involves getting property and a cabin in Arkansas. I love fly fishing and would love to do Little Missouri River (close to Louisiana), but am curious about some other places.

I started a thread on here a few months back. Some good suggestions.

I'm no land expert, but Non-farmland in south and east Arkansas is probably going to be the cheapest. It's also quite flat and piney and sometimes swampy (think great deer woods lands).
NWA areas, while beautiful and rugged, are likely going to cost a lot more unless they're out in some total and complete nowhere region far from civilization.
Anything on a river is going to be more, obviously, but the Little Missouri is going to be a lot cheaper than anything on the Buffalo or Spring River, etc located up north.
There may be some good spots along the Arkansas River in Central Arkansas, too.
For a good value, yet still decent scenery and atmosphere, I'd probably look in the Ouachita Mountains region near Hot Springs. Only about 2.5 hrs from the LA border. Only problem is, much of the Ouachita River in that area is developed, but there still may be good acerage available.
The real question is, how far away do you want to be from towns/amenities and how much for you want to rough it?
Is this a bug out/survival cabin or just a relaxing vacation spot to enjoy nature and fish?

My deer camp for the past 7-8 years has been Drew County, AR. Its a long drive from NOLA, but the land, the area and the folks are great. I have only bought land in SE Mississippi, but AR has great deals, too. If you have a few years to wait, cutover timberland can be a good buy. Otherwise, SE AR is still full of good buys.

North Arkansas mountains can be a good deal because the land can’t be farmed and doesn’t grow timber well.
If you want to be around fly fishing, you want to be near Mountain Home or the Little Red. The White River is an outstanding trout fishery.

I know two guys who bought up in the NW area. According to them it is either expensive or very methy.

Or the Mountain View area. Property is still very affordable and an added plus is the music. If you play guitar, fiddle, bass, banjo, etc. Mountain View is a one of a kind town with "The Square".

I should add that I’m not dead set on building by any means, but either way is cool. Another option is to get gold land and clear out a space for a covered area to park an air stream or something

I have been researching this, too. By the time you include time and the effort, you might as well buy a spot around Anchorage AK.

I've enjoyed spending time in the Heber Springs area on the Little Red River. It's about an hour northeast of Little Rock. Very nice area.

Mt Ida or Clinton area will give you more bang for your buck. The White, Spring, Ouachita, Little Missouri and Little Red are fairly developed and pricey now

Stone, Izard, Sharp, Searcy counties.

No surprise why they went right past MS — it’s both methy and expensive!

I've got a place to sell in Horatio.
House, five acres (used to be way more) and two old cabins that were relocated there. Will not get a lot for it, real estate prices there are abysmal.
