Thank you for the note. I’ve been meaning to post this. I’m looking at moving to bigger and better things.

The part that has stayed under water for 18 of the past 24 months?
Posted on 1/26/20 at 3:23 pm to DeltaDoc
You would be a damned fool to purchase that ground with the river doing what it’s done the last 3 years.

Is it more than $100/acre? If so pass
Posted on 1/26/20 at 3:39 pm to ecb
Try almost $2800 an acre. Nobody in right mind gonna pay that. $2.5 mil can get you way better hunting property.

Because of this it may take years to come back from where it was

Think third pic is what it looked like or looks like now.
Yeah if it was such a great deal Bancroft would have already snatched it up.

I can tell you for a fact that the value of memberships on the unprotected side of the levee in northeast Louisiana are taking a beating based on the river
January has been pretty much a “no go” the last two seasons.

When the river is at 25 feet at Natchez gate. It’s at 48 right now! So does that make my 2.5 million under water??? Asking for a friend

Wow, what a deal.

That pic is at about a 53 foot river at Natchez. Most of the deer leave that piece at about 45 and head north up the ridge to Rifle Point.
I hope nobody just buys this because it is part of Giles, it is not, it is a pimple they are tired of running duck hunters off of.

Some idiot will pay the money for it.

I don't know maybe its me but these pictures seem to show a coloration on them that indicates a very high, high water mark for this property.

Although this area of Giles is accessible by land at 25', it supposedly goes under first (somewhere in the 30's). Hence, Bancroft loses nothing to sell it. Word is they have leased it out in previous years.

The lack of undergrowth also shows this. The deer have absolutely nothing to eat in those pictured woods.

Nothing 10k pounds of corn can’t fix.
