Try almost $2800 an acre. Nobody in right mind gonna pay that. $2.5 mil can get you way better hunting property.

I can tell you for a fact that the value of memberships on the unprotected side of the levee in northeast Louisiana are taking a beating based on the river

January has been pretty much a “no go” the last two seasons.

Yea I know people that every January are busy removing their stands, feeders, and equipment because of the river. frick all that!

When the river is at 25 feet at Natchez gate. It’s at 48 right now! So does that make my 2.5 million under water??? Asking for a friend

That pic is at about a 53 foot river at Natchez. Most of the deer leave that piece at about 45 and head north up the ridge to Rifle Point.

I hope nobody just buys this because it is part of Giles, it is not, it is a pimple they are tired of running duck hunters off of.

I don't know maybe its me but these pictures seem to show a coloration on them that indicates a very high, high water mark for this property.

Although this area of Giles is accessible by land at 25', it supposedly goes under first (somewhere in the 30's). Hence, Bancroft loses nothing to sell it. Word is they have leased it out in previous years.

The lack of undergrowth also shows this. The deer have absolutely nothing to eat in those pictured woods.
