I know there are a lot of do it yourself people and some plumbers etc on here. It is s large 3 story house with 4 1/2 bathrooms most on second floor. I have gas and electric but gas connection is on wrong side of the house and will cost 800 bucks to run line under house to water heater connection. Any recommendations appreciated

Was going this route myself but after talking with plumbers and research stuck with a tank. They suck uo an insane amount of gas so will have to be located close to meter with dedicated line. Was too much modification to make work for me. What really sold it was look at a parts diagram of a tankless vs a tank. It’s like comparing a fighter jet to a paper airplane in terms of complexity

Just upgraded my tank from a 40 to 50 gal and have not ran out of hot water yet. As kids get older and if it would become an issue I’ll add another tank hooked up in series.

New tank was $400 and i installed myself, tankless is $1,500 for heater alone and was $2k to install.

Run the #'s and be sure the tankless water heater is going to be cost effective. Last time looked at it it was going to take >10 yrs for the tankless water heater to pay for itself. Plus, the plumber seemed uncomfortable w/ installing it.

You're going to need 3 or 4 double pole 60 amp breakers for a whole home electric water heater. Each heating element requires it's own power supply, at least the ones I looked into but that was several years back.

I have a Rinnai 9.4 on our House. We have a 200 gal propane tank it doesn’t consume a lot that I can tell. We fill it twice a year when it gets to 25-30% and they only fill to 80%.
Our house is a 2 story with 4.5 ba.
Mine is mounted on an exterior wall since it’s propane and we have a metal room. No issues yet. We built in 2013.

Run the numbers? It wasn’t worth it for me. I do have dual 50’s in tandem for a 4.5 bath home. Never run out of hot water. I replaced both of my 20 year old heaters last year for 400 each but I only pay for the heater, my plumber doesn’t charge me labor/misc. materials.

Just had tank go bad. Discussed switching to tankless with my plumber. He advised against it. Said wasnt worth cost difference.

I would definitely not do an electric tankless, seems like that would suck an assload of electricity.

Love my rinnai tankless. Only complaint is where it is located. Takes a very long time to get to master bath...but that would be the same for a tank as well.

My gas bill has never been over 100...that's for stove, water heater and furnace.

I added THIS to a second tank in series between my well and my water heater. Have plenty of hot water and the A/Cs cool better also.

If you have a 4.5 bathroom 3 story house, why are you worried about $800 to run the gas properly? That's not an absurdly high prince to run a line like that, and going underneath a house seems like it would be expensive as hell anyway.
